Blacksand Property Management is Hiring an Apartment Building Maintenance Technician Near Roanoke, VA

The Maintenance Technician will work with the Community Director in maintaining the physical condition of property in safe, attractive, and comfortable condition. This includes, but is not limited to, establishing preventive maintenance programs, performing property and equipment inspections, maintaining the inventory, and all maintenance tasks. Also accountable for preparing daily work schedules and ensuring compliance with all maintenance related policies. As a Maintenance Technician, your overall responsibility will be to ensure that the units and other property facilities at your assigned location remain in good working order and inspection ready.

Essential Duties:

  • Effectively manage the unit make-ready program to company standards.
  • Work collaboratively with the Community Director to successfully complete apartment unit inspections for both move-in and move-out to include preparing estimates of damage for deposit deduction/collection purposes.
  • Seek cost savings and best practices and share them with colleagues
  • Embrace the company’s use of technology by optimizing the use of AppFolio for documentation, time stamping, communication, inspections and inventory management.
  • Make repairs and perform preventative maintenance to company and industry standards and to building codes – proactively seek the help of the Community Director before proceeding with unfamiliar measures – contact them before contacting vendors for the non-routine repair or replacement issues
  • Ensure all preventative maintenance processes are completed following manufacturers’ guidance and to maintain manufacturer warranty.
  • Maintain common areas in a professional manner and inspect the property and its grounds daily, proactively seeking ways to improve curb appeal by reporting lease infractions to the Community Director.
  • Understand the property’s annual operating budget and work to achieve the objectives.
  • Proactively manage to avoid surprises - maintain the property to “inspection level” every day
  • Monitor utility consumption and related expense – work with the Community Director in identifying increased consumption areas and proactively work to resolve any issues.
  • Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies – share best practices with colleagues.
  • Work orders, preventive maintenance and apartment turns – to be done within company policy timeframes while showing impeccable customer service.
  • Maintain professionalism, safe work practices, effective property inspections, vendor management and the optimum use of technology and Fair Housing and Risk Management initiatives.
  • Ensure property is prepared to excel at all property inspections, including lender and insurance without the need for surges in staff and spending, i.e. have property inspection ready at all times
  • Complete administration tasks necessary to successfully track how the community and company are performing from the maintenance, budget and unit turn aspects.

Qualifications

  • High School Diploma or GED or equivalent
  • 3-5 Years experience in Multifamily Maintenance
  • Advanced training or degree in building maintenance, management, construction, skilled trades or other related subject preferred
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, appliance repair and general building maintenance.
  • Previous experience with administrative reporting for closing out work orders in our system, tracking Fixed Assets, Registering Appliance Warranties and more. AppFolio preferred but not required.
  • Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment.
  • Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  • MUST have a valid driver’s license, valid insurance and reliable transportation.
  • Must have own basic hand tools required to effectively do the job.
  • HVAC/EPA certification Required
  • OSHA 10 certification Preferred
  • CPO Preferred

Compensation

We are committed to offering competitive and equitable compensation. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.

Working Environment/Requirements

Working off ladders up to 20 feet off the ground, working off stepladders up to 10 feet inside apartments, work under sinks and around appliances by bending down or lying on your back, moving appliances including refrigerators, dishwashers, washers, dryers and ranges, Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally, bending over appliances or mechanical equipment for repairs, walking and/or standing for an entire workday, climbing flights of stairs to access work on the second floor, assembling small parts in appliances, mechanical equipment, and plumbing, reading repair instructions, logging or describing in writing work hours, repairs made and/or materials used, working in inclement weather, and operating hand and power tools
