JOB SUMMARY

The Corporate Leasing Specialist is responsible for the execution of the organization's leasing and sales strategies. Partners with Marketing and Operations to implement lease-up strategies for new developments and acquisitions. Works with Learning & Development and the Leasing & Sales Manager to implement and facilitate training and development programs for on-site leasing personnel at existing, future, or new properties. Strives to continually increase conversion ratios across all stages of the prospect journey. Champions company objectives in three key areas of people, profitability, and growth. ESSENTIAL JOB DUTIES

New Development Lease Up

  • Works weekly with Leasing & Sales Manager to review performance of leasing goals, sets and achieves future goals.
  • Partners with operations to execute the comprehensive lease up plan for each new development.
  • Meets with prospective residents via electronic or in-person communication, and effectively sell the features and benefits of living at the property.
  • Works to maintain expected closing ratios.
  • Champions and conveys the new development brand and marketing objectives to incoming on-site staff.
  • Makes recommendations to the marketing and/or operations team(s) as necessary to ensure a successful lease up.

On-site Leasing Support

  • Partners with operations and marketing to identify opportunities for leasing support and coaching.
  • Provides on-site leasing with coaching, training opportunities, resources, and programs for successful onboarding and reduction in turnover.
  • Identifies areas of opportunity to continually increase tour to application conversion.
  • Fills in for on-site leasing staff as needed to allow continuity of leasing operations at key sites.

Responsibility

  • Produces required volume of work by planning, organizing, and prioritizing work duties.
  • Adheres to Bigos Management general work rules, and department procedures.
  • Maintains a clean and safe work environment and follows all procedures for employee incidents.
  • Ensures compliance with federal, state, and local laws.
  • Attends all required department and company meetings.

Development

  • Seeks partnerships with internal and external customers to learn new skills that support business needs.

QUALIFICATIONS

Education and Experience:

  • BA or BS degree from a four-year college or university with focus in Real Estate, Sales, Marketing, related discipline, or equivalent work experience.
  • Experience with new development lease ups.
  • Minimum 3 years of experience in multi-family leasing, operations, or B2C sales.
  • Experience in Microsoft Office required (Word, Excel, Outlook, Power Point, etc.), Yardi experience preferred.

Skills and Abilities:

  • Fluent in English and skilled in oral and written communication.
  • Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public.
  • Ability to manage, coach, and motivate teams.
  • Travel for this position is required, ranging up to 100% of the time. Travel is mostly local, but the position may require additional travel for training and seminars.
  • Decision-making, problem solving, and time management skills.
  • Ability to handle multiple projects or tasks simultaneously with self-direction.
  • Project management, organizational, and interpersonal skills.
  • Must have reliable transportation and valid state drivers' license and proof of insurance as travel between sites is required.

Physical Demands:

Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone. Must be able to quickly and easily navigate the property/building as required to meet the job functions, including climbing stairs and walking the hallways and common areas.
