Job Title: General Property Manager (Temporary to Permanent)
Job Summary:
We are actively seeking a seasoned and licensed General Property Manager with a minimum of 8 years of experience and a valid Brokers License. The successful candidate will be responsible for managing rental rates and security deposits across our three properties in Cary, totaling 265 units.
1. Property Operations:
- Oversee day-to-day operations of the properties, ensuring efficient management.
- Coordinate maintenance, repairs, and renovations.
- Conduct regular property inspections.
- Manage tenant relationships and oversee leasing processes.
- Enforce lease agreements and address violations promptly.
- Develop and manage property budgets.
- Collect rent payments, track expenses, and prepare financial reports.
- Stay informed about local property regulations and ensure compliance.
- Address legal issues, including evictions, in accordance with applicable laws.
- 100% on-site presence with some travel to properties within Cary.
- Manage 265 units across three properties.
- Monday to Friday, 8:30 AM to 5:00 PM.
- On-call responsibilities for emergencies, after other team members are unavailable.
- Minimum 8 years of property management experience.
- Active Brokers License is non-negotiable.
- Experience in residential or affordable housing preferred.
- Proven track record of successful property operations.
- Proficient in property management software.
