ESSENTIAL JOB DUTIES:
- Prepares make ready apartments, which may include removing discarded items, general repairs, and finish work.
- Responds to resident requests in a timely manner and with a professional attitude.
- Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, and snow removal.
- Maintains grounds, common areas, and dog park amenities to keep clean, operational, and safe for our residents.
- On call scheduling is required to respond to after hour emergencies.
- Responds to service requests including the following: furnaces, appliances, water heaters, disposals, general plumbing, carpentry, painting, and other required maintenance items, as may be required.
- Responds to service requests providing excellent customer service.
- Maintains equipment such as hand tools, gauges, snakes, drills, etc., in ready repair.
- Reports any maintenance concerns in occupied or vacant units, and common areas, to the Maintenance Supervisor.
- Performs maintenance as scheduled by the Maintenance Supervisor.
- Delivers superior customer service and represents the company in a professional manner at all times.
- Attends and participates in training programs as required.
- Performs all duties as assigned, in a timely manner.
- Maintains a professional appearance.
- Maintains all safety procedures and safeguards all company tools and equipment.
- Achieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and/or attendance issues to immediate supervisor.
- Performs any other related duties as required or assigned.
- Ability to deal with problems involving several known variables in situations of a routine nature.
- Ability to understand and use sound judgement in order to carry out written, oral or diagrammed instructions.
- Ability to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions.
- Ability to write routine reports and correspondence.
- Understand and follow the proper use of equipment and chemicals including the use of personal protective equipment (PPE).
- Follow and adhere to an established preventive maintenance program and perform the required maintenance including replacement of filters, etc.
- Reliable and dependable attendance and punctuality are essential for this position.
- This position requires driving for the company using either a company vehicle, or their personal vehicle.
- Follow all safety procedures.
- Knowledgeable in state, local, and federal fair housing laws.
- 1-3 years training and or experience in the building maintenance trades. Preferred.
- Possess a general knowledge of the maintenance trades such as HVAC, plumbing, electrical, and carpentry.
- Able to perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Willing and able to work rotation on-call shifts.
- Valid Driver's license
- Reliable vehicle
Candidate must be able to pass a drug, background screen and motor vehicle record check.
