POSITION: Superintendent
DEPARTMENT: Construction
SUPERVISOR: Operations Manager
JOB SUMMARY
Responsible for managing subcontractors, materials, etc. to complete house construction.
DUTIES AND RESPONSIBILITIES
§ Get house started and check foundation.
§ Schedule plumbers and concrete subcontractors and order gravel.
§ Order lumber and check all delivery loads.
§ Make sure temporary electricity is available on every lot.
§ Schedule plumbing, heating and electric subcontractors.
§ Order roofing, brick and vinyl materials and schedule subcontractors.
§ Return all credit, if any.
§ Monitor and manage all subcontractors’ workmanship.
§ Call in frame and heating inspections.
§ Order insulation and drywall.
§ Order temporary electric and gas meters.
§ Monitor all customer specifications throughout building process.
§ Keep track of all subcontractor bills and 10th of the month bills.
§ Meet customer during building process if needed.
§ Keep job site clean.
§ Take care of equipment
§ Order gutters.
§ Finish all exterior concrete, landscaping, sod and stucco.
§ Order garage door and attic insulation.
§ Order trim and schedule trim carpenter.
§ Schedule painters, flooring personnel, shelving, door knobs, final plumbing, heating final, electric final, countertops and tile installation.
§ Set up city and heating inspections for certificate of occupancy.
§ Meet customer for first walk-thru and set up for final walk-thru.
§ Sign customer off before closing with no unfinished concerns.
§ Meet and take care of any customer problems throughout process.
§ Responsible for all overages and closing house by contract date.
§ Keep job site and streets clean.
REQUIREMENTS
§ Prefer degree in construction or engineering.
§ Able to supervise a complex project at a high production pace.
§ Strong knowledge of all residential construction techniques.
§ Significant residential construction field management experience.
§ Proficient in facilitating all facets of construction.
PROPER ATTIRE
Appropriate construction attire is required at all times. No shorts, tank tops or tennis shoes are allowed. Hard hats, steel-toed shoes, jeans, long-sleeved shirts, glove and safety-goggles as necessary for jobsite safety.
ESSENTIAL FUNCTIONS OF THIS POSITION
Must be able to occasionally push, pull, lift and carry up to 50lbs
Must be able to occasionally bend, stoop, crawl, squat, kneel, reach and climb stairs
Hearing and using both verbal and written communication is necessary
