Maintenance Superintendent-Senior Living
Just minutes from East Nashville and built on the former estate of country music legend “Mother” Maybelle Carter, AVIVA Maybelle Carter is a well-established and trusted senior living community.
In addition to Independent Living and Assisted Living apartment units, we have dining areas, kitchens, special use areas, offices and common areas.
We seek a hands-on person with general skills in HVAC, electrical, plumbing, drywall, painting, repairs, preventative maintenance, safety compliance, and team leadership. We need someone who can respect our residents and improve and maintain the community they call home. Senior living, luxury apartment, or large hotel experience a plus. HVAC certification is a plus and experience with PTAC units and heat pumps. If you reach for a tool rather than the phone when something needs fixed, that is the mindset we are looking for.
We need someone who can work with general contractors to help corporate oversee CapEx projects, make ready apartments efficiently as residents move, and multitask to ensure preventative maintenance is completed and regulatory compliance is met.

Position Summary
This position will maintain and repair physical structures and utility systems of the community and maintain the grounds. The position holder will install, service, and repair mechanical equipment (electrical, plumbing, HVAC, etc.).
Supervise support staff and contractors as applicable. Oversee housekeeping and van drivers.
Essential Responsibility
Maintains a positive working relationship with all residents, resident family members, employees, and the business community.
Maintains superior training and morale, while ensuring training programs are effectively executed.
Maintains high degree of resident, family and guest satisfaction and retention through consistent delivery of high-quality services.
Actively participate in monthly resident meetings while highlighting the positive comments and finding resolution to any undesirable statements.
Provides leadership for associates and residents to include pro-actively solving problems.
Conduct supervisory responsibilities to include selection, hiring, orientation, training, scheduling, counseling, discipline, and terminations.
Partner with the Director of Sales to meet and exceed monthly move-in goals.
Effectively and appropriately communicate with each co-worker and community leader.
Maintain a positive image with the community.
Maintain an atmosphere of stability.
Possess the ability to perform minor repairs to machines, equipment, etc.
Maintain the preventative maintenance program for all equipment in the community.
Checks, reads, and logs all gauges, thermometers, water gauges on boilers and thermometers in the cooler and freezer daily.
Responsible for maintenance of drains, access areas, grease traps, garbage cans, cooling tower and mechanical rooms.
Responsible for overseeing grounds maintenance, refuse pick-up, and all outside appearances.
Investigate mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence by including the occurrence in the preventative maintenance program.
Maintain the highest level of compliance with cleaning and replacing HVAC filters.
Maintain a program of overall efficiency designed to eliminate waste and reduce operating expenses.
Maintain expenditures within budgetary limits.
Oversees pest control program.
Maintain a list of approved vendors for times when contracted repair services are required.
Maintains a work-order log through TELS-checked daily.
Oversee the housekeeping program and associates while assuring essential responsibilities are completed daily.
Oversee the chemical program within the community, excluding the dining department. Also, maintain the highest level of compliance with safety data sheets.
Complete and or facilitate unit turns within Lloyd Jones Senior Living guidelines.
Maintain the rent readiness of vacant communities at or above company standards.
Ensure the carpet and flooring program is practiced.
Oversee the bidding process on all items identified.
Ensure adherence to procedures regarding community infection control policies.
Use cleaners and other hazardous materials according to department procedure.
Continuously maintain knowledge of the policy and procedures of Lloyd Jones Senior Living.
Immediately report any workplace injuries immediately to your direct supervisor.
Attend all in-services, training, staff meetings, and department meetings.
Complete and adhere to all other tasks and responsibilities set by the direct supervisor.
Minimum Job Qualifications
Level of education: Bachelor’s degree or equivalent in experience
Technical or Professional License(s)/Certification(s)
HVAC and AC certified Preferred
Level of Experience: At least 5 years of progressively responsible management experience in the industry or related field.
General Knowledge/Skills/Abilities
Ability to read and write, follow written and oral instructions, and communicate effectively in English.
Ability to work with the elderly in a courteous and friendly manner, demonstrating patience and compassion.
Ability to perform duties with consideration for residents’ rights at all times and demonstrate integrity and discretion in the care of residents and in handling their health information.
Strong interpersonal, analytical, problem-solving leadership, and motivational skills.
Technical Skills
Knowledge of management, fiscal, housekeeping and mechanical practices and procedures, laws, regulations and guidelines pertaining to long-term care.
Ability to plan, organize, develop, implement, interpret, and manage programs, goals, objectives, policies, procedures, and resources necessary to provide quality of care.
Proficient with Microsoft Office Suite.
