ASSISTANT PROPERTY MANAGER
Dallas-based privately held commercial real estate property management company, a new start-up company managing traditional commercial properties as well as executive, retail and a loft apartment community in Dallas, Texas. Our office is in East Dallas in the Lakewood area.
We are currently seeking a well-qualified Assistant Property Manager with 3 years of commercial property management experience. Yardi, Commercial Café and Microsoft Office are essential.
Responsibilities:
· 3 years commercial property management experience
· Create and maintain lease files electronically and hard file
· Abstract lease agreements/amendments and enter into Yardi
· Prepare tenant billbacks and invoice electricity sub-meters
· Coordinate tenant requests and enter into Impak work order system
· Maintain tenant contact list, including emergency contact information
· Oversee/plan tenant events
· Maintain vendor contact list
· Creating/maintaining tenant and vendor contact lists, including emergency contact information and ensuring tenant/vendor insurance is current and maintain COI tracking logs
· Maintain Encumbrance Schedule
· Review proposal and prepare service agreements and maintain vendor service contract tracker report
· Janitorial and property inspections and meet with janitorial company.
· Assist in preparation of annual budgets
· Review/code invoices
· Accounts Receivable/Collections
· Prepare monthly accruals and budget variance reports
· Apply tenant payments
· Annual estimates/reconciliation preparation
