Atrium Management is Hiring a Grounds and Maintenance Technician Near Richmond, VA
- Assist in picking up litter & maintaining curb appeal of grounds
- Landscaping
- Ensure the completion of all service requests
- Inspect community continuously, recording and correcting deficiencies
- Order necessary supplies and parts within budget
- Perform general and routine maintenance in the community
- Ensure that all keys are kept properly
- Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
- Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
- Service requests made by residents should be completed within 24 hours
- Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
- Replace light bulbs as needed
- Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
- Order supplies; communicate and coordinate with vendors
- Assist in the distribution of flyers and other materials
- Perform preventative maintenance
- Keep inventory
- Show a professional appearance and positive attitude
- Must take pride in their work
- Must have the ability to work well with prospects, residents, peers, and management
- Must be able to work with a team or solo
- Perform maintenance duties in the most cost-effective manner
- Has at least 2 years of experience
- Has basic computer skills (required) including email
- Has strong organizational, time management, interpersonal, and communication skills
