The Vice President (“VP”) - Region will be responsible for optimizing performance while implementing the company's strategies within their designated region. Plays a pivotal role in actively contributing to development initiatives to uphold the company’s vision, mission, and goals, while ensuring regional performance growth and stability. Drives the financial success of the region by overseeing budget, financial planning, strategy formation, and portfolio performance evaluations. Utilizes strategic team management to lead, inspire and direct teams. Additionally, this position requires initiatives to reach financial targets, launching and reinforcing policies, and initiating programs to improve resident sentiment, organizational excellence, and brand expansion.
Responsibilities:
  • Provides leadership, coaching, and direction to the Regional and District leadership teams and staff. Develops and maintains a productive, positive, and motivated workforce with an appropriate mix of business knowledge, technical skills, and competencies that balance the need to grow the agility required to achieve business objectives and ensure that core operational outcomes are achieved. Contributes to design and implement the mission and vision of the Regional and District organization. Fostering a culture and mindset toward delivering value to the residents and enterprise. Works with Operational leadership, HR, and the Regional/District teams to develop a “people strategy” that aligns with the business strategy. Field operations and HR collaborate consistently to recruit and develop internal talent and skills.
  • Ensures Regional and District performance of targeted NOI through management of Revenue (occupancy: leasing and renewals) and Expenses (Turnover, R&M and Capital). Collaborates with Regional, District, and business unit leadership to ensure occupancy and revenue goals are met through leasing, retention, pricing, and turn operations.
  • Conducts and participates in regular leadership summits with Regional and District leadership and staff to drive innovation, collaboration, and execution. This includes annual conference; VP - Region, District Manager, and Maintenance leadership meetings; and executive leadership town hall meetings.
  • Acts as a trusted advisor. Builds and maintains relationships with other VP-level executives and business unit leaders to develop a clear understanding of business needs. Ensures cost-effective execution of maintenance operations, collection of rent, and ensures responsive customer service for residents.
  • Provides strategic input for direction and oversight for the design, development, operation, and support of continual improvement of resident operations throughout the resident lifecycle.
  • Contributes to development and implementation of annual operating and capital expenditures budget for Regional and District field operational structure to ensure it is consistent with the overall strategic objectives of AMH.
  • Ensures all real estate licensee activities are conducted with integrity and within state and national laws. Contributes to enforcement of company policies related to property management, leasing, and maintenance operations.
Requirements:
  • Bachelor’s degree in Real Estate, Finance, Business Management or a related field required.
  • Minimum of seven (7) years of experience in a general management role with full P&L responsibility, managing multiple geographies with 20 direct reports required.
  • Minimum of ten (10) years of directly related progressively responsible experience in an operational or related role required. It is preferred if the experience is the following areas/industries: Property Operations, Real Estate, or Property Management.
  • Valid driver's license and satisfactory driving record required.
  • Valid and current Real Estate License required.
  • Minimum of five (5) or more years of experience building leadership teams in a transactional based business preferred.
  • Minimum of five (5) or more years of experience in a consumer-facing industry is preferred.
  • Experience in budget planning and financial management for operational resources.
  • Minimum of five to seven (5-7) years of leadership responsibilities directing large, cross-functional teams in a de-centralized structure required.
  • Proven experience in achieving consistent and predictable results required.
  • Experience influencing senior-level management and key stakeholders effectively across the organization required.
  • Demonstrated ability to develop and execute a strategic people plan that ensures that the right team members are in the right roles at the right time and that employees are highly engaged and satisfied preferred.
  • Excellent analytical, strategic conceptual thinking, strategic planning, and execution skills required.
  • Effectively drives results to achieve the defined business goals and objectives for the organization.
  • Excellent presentation and communication skills (verbal and written), including delivering operational concepts to a broader audience and business concepts to the Regional and District workforce required.
  • Exceptional leadership skills with the ability to develop and communicate an operational vision that inspires and motivates staff and aligns with the business strategy required.
  • Ability to instill trust and confidence in business leaders and demonstrate the value of the resident experience and maintenance execution to the enterprise.
  • Effective influencing and management skills in an environment where resources may not be under the direct control of this role.
  • Demonstrates situational adaptability by investigating all possible outcomes and executing a strategic plan to achieve goals and objectives.
  • Exemplify a continuous desire to learn and study industry trends and organizational management/leadership techniques.
  • Influence the motivation of others to build consensus in the approach and execution of business goals.
