Compensation: To be determined based on experience and budget

Position reports to General Manager

General Duties:

The Facility Manager is the key staff member responsible for the overall management of the maintenance department for the Allen County Agricultural Society. Responsibilities below are a complete synopsis of the work performed by the staff throughout the year. While this position is one of supervisory, the applicant must realize that many times the manager will also be required to perform these functions too.

The Facility Manager serves as supervisor (e.g., provides work direction, training, evaluations) of lower-level maintenance repair workers, and/or Allen County trustees from the Sheriff’s department or other assigned staff who perform semi-skilled & skilled maintenance repair work. Manager is also responsible for getting the facility ready for the Fair and "off season" special events. Weekend work when required. May be on call for off duty emergencies, evenings and/or weekends.

Works with the Budget Committee Chair and General Manager to develop and manage Annual Maintenance Budget.

Knowledge and skills operating computer for daily work duties.

Job Description:

Performs routine grounds maintenance & general labor (e.g., removes snow & applies salt to ice; mows, weeds & cleans lawns & flower beds; maintains parking lots & streets; delivers supplies; assists with minor building constructions); applies mulch, trims shrubs; cleans grounds, sidewalks & parking lots by removing papers & debris & operating vacuum sweeper/power washer; uses hand basic hand tools. Performs routine building maintenance & custodial duties. On continuous basis, inspects buildings & equipment for needed repairs or replacements & performs systematic & preventive maintenance of the entire grounds and buildings.

Cleans & repairs tools; services & repairs equipment including tractors, mowers, and backhoes; installs attachment on equipment; operates heavy equipment.

Assists semi-skilled & skilled maintenance & repair of equipment (e.g., light fixtures, electrical outlets, switches, motors, appliances, electrical circuits, and electrical components of heating & cooling systems, fans)

Performs rough & finished carpentry work to construct, repair & install wood products & makes building maintenance repairs & alterations (e.g., remodels offices, builds partitions & repairs roofs, ceilings, stairs & floors). Fabricates & repairs & installs door framings, casings, locks, keys & windows, replaces screen & window glass & installs window air conditioners & door closures.

Performs support duties related to shop (e.g., cleans shop, oils & cleans equipment, sharpens tools, compiles reports, prepares job estimates, orders materials & monitors inventory).

Paints, stains, varnishes &/or applies vinyl to interior &/or exterior surfaces of buildings &/or other structures (e.g., walls, ceilings, stairwells, fixtures, furniture, sips, fences, picnic tables, equipment) with rollers, brushes &/or sprayers, mixes & matches paint & cleans equipment & work area.

Prepares working surfaces & areas for painting (e.g., removes loose paint &/or plaster & repairs surfaces by

Scraping, plastering, sanding &/or washing; fills cracks & holes; masks/tapes areas; degreases or declasses surfaces; covers floors &/or furniture with drop cloths; sets up ladders &/or scaffolding); builds or rebuilds walls; operates electric power tools (e.g., saws, drills, sanders) & uses hand tools.

Orders &/or inventories paint, materials &/or supplies; records work performed &/or writes work orders; drives trucks; moves furniture; caulks windows &/or exterior cracks; repairs doors & windows; estimates work requirements for each project.

Installs, modifies & repairs new & existing plumbing (e.g., unclogs commodes, sinks & sewage lines, replaces fraps, valves & thermostats, installs water lines to laboratory & kitchen equipment) & maintains building & equipment (e.g., checks pipes, plumbing & fixtures for of corrosion &/or checks & lubricates pumps & valves & changes filters).

Performs support duties (e.g., maintains supply inventory, completes logs & miscellaneous reports, digs ditches for pipe installation).

Works with building and grounds committee for review of projects and process of competition.

Evaluates employees through written and verbal yearly evaluation.

And all other tasks as directed by the General Manager and the Board of Directors.

Minimum Qualifications:

Minimum high school education with good knowledge of general mathematics, English, ability to write letters and reports, leadership qualities and ability to speak in public. Five years (5) yrs. Experience in maintenance supervision and/or maintenance repair (e.g., basic electrical, plumbing, carpentry, masonry & use of associated hand & power tools & medium duty equipment).

Knowledge and experience with Microsoft software programs and general computer functions.

Note: Applicant must have valid Commercial Driver's License at the appropriate level pursuant to approved position description on file to operate motorized equipment of size & type regulated by sections 4506.1, 4506.03 & 4506.12 of Ohio Revised Code. or must obtain CDL within 6 months of hire date.

Must possess a current commercial herbicide applicators licenses and maintain current status, or must obtain license within 6 months of hire date.
