POSITION SUMMARY

The purpose of this position is to provide management of all facility-related activities for Aero Simulation, Inc’s (ASI) 72,000 sq. ft. home office/manufacturing facility located at 8720 East Sligh Avenue in Tampa, Fl, and satellite 6,000 sq. ft. office facility located in Orlando, FL. The successful candidate will be hired to fill a forthcoming vacancy being created by the planned departure of the existing Facilities Manager. 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Serve as Group Lead to ASI’s full-time facility maintenance staff overseeing regular property and building maintenance, facility OSHA-compliant safety program, emergency preparedness program, lift-truck maintenance and performing administrative tasks such as time sheet approvals, vacation approvals, weekly one-on-one meetings, yearly performance evaluations, etc. for the Facilities Group.
  • Serve as primary interface to subcontracted services organizations for ongoing landscaping, custodial and medical supply services, as well as routine maintenance, inspection and repair/upgrade, of building HVAC, plumbing, electrical, security/alarm, network, fire suppression, elevator, cubicle, and wall systems, etc. Write Work Statements for system upgrades. Oversee work performed by subcontractors. 
  • Interact with other Function Group Leads and Project Managers as necessary to understand facility space needs, facility feature requirements (access control, workstations, etc.) and to get purchase orders/subcontracts placed with facility related vendors/subcontractors through ASI’s procurement group.
  • Research as required and develop solutions/plans to meet facility needs presented by other Function Group Lead and Project Managers. Present solutions to upper management for consideration.
  • Interact with Leasing Agents and review contracts for leased space.
  • Create, manage, and report to a Facilities Budget.

SUPERVISORY RESPONSIBILITIES

This is a supervisory position responsible for:

  • Managing tasking and performance of individuals performing facilities/building maintenance, safety, and emergency preparedness related duties. 
  • Time sheet approvals and vacation schedule management. 
  • Interview, select, onboard, and develop new and existing team members. 
  • Communicate effectively by ensuring employees understand their job responsibilities, priorities, and overall expectations.
  • Conduct weekly one-on-one meetings with direct staff.
  • Complete performance evaluations and other performance related duties as required. 
  • Enable your employees to be successful by ensuring they have the tools needed to be successful and being available to answer questions.

Requirements

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

  • Must have five (5) or more years of Facility and Facility Personnel management experience.
  • Must be available to respond to incidents 24/7 (responsibility can be shared with others).
  • Must possess working knowledge of building systems including but not limited to General Construction, HVAC, plumbing, electrical, security/alarm, network, sprinkler, cubicle, wall and flooring systems.
  • Must possess the ability to intelligently communicate with General Contractors, Building System Subcontractors, City/County Building Departments (Permits), ASI Group Leads/Project Managers, and ASI Upper Management.
  • Must be proficient using Microsoft Office tools (Excel, Word, PowerPoint, Project).

EDUCATION REQUIREMENTS

  • Bachelor’s degree from an accredited college or university in Facilities Management (or closely related field) or other Facilities Management Certification (preferred). 

EMPLOYMENT REQUIREMENTS

  • Due to contractual requirements must be a United States Citizen
  • Must be able to pass an initial background check.
  • Must be able to obtain and maintain an active Department of Defense security clearance. Employee/selected candidate will be subject to a government security investigation and must meet eligibility requirements for access to classified information (as required)
  • Travel (CONUS and/or OCONUS) is limited but may be required to support customer requirements (<10%).
  • ASI is a Drug Free Workplace where applicants and employees are required to successfully pass pre-employment and Random drug testing.

PHYSICAL REQUIREMENTS

  • Required to talk and hear.
  • Required to sit and use their hands and fingers, to handle or feel, and to manipulate keys on a keyboard.
  • Required to stand, walk, reach with arms and hands, climb or balance, and stoop, kneel, crouch, or crawl.
  • Vision abilities required by this job include close vision.
  • Work at heights of up to 20’ with appropriate safety gear
  • Must be able to lift up to 30 pounds on a regular basis and may be required to life up to 50 pounds on occasion. 
  • Additional skills may be required to perform additional task(s) specific to work location, department or line of business. Reasonable accommodations may be made to enable qualified people with disabilities to perform the job.

WORK ENVIRONMENT

  • Working conditions are normal for a manufacturing environment. 
  • Machinery operation requires the use of safety equipment to include but is not limited to eye safety glasses, hearing protectors, work boots, and hardhats. Loose-fitting clothes and jewelry are not permitted.
  • The noise level in the work environment is usually moderate to loud in an open bay manufacturing area.
  • The nature of the work requires a high degree of teamwork and cooperation with other members of the staff as well as external customers.
  • Hours of work may vary depending on business needs.
