A GRADE Property Restoration is a licensed restoration contractor that specializes in fire, water, and storm damage repairs of all sizes and types for commercial, multi-family, and residential properties. Do you have a passion for helping people rebuild in their time of need? A GRADE Property Restoration is looking for an experienced residential and commercial construction Project Manager. Must have 5 years of construction management related experience with ability to supervise projects from start to finish. Join our fast-paced, dynamic team as we continue to grow. The position is based in Ledgewood, NJ and will require travel throughout NJ and the tri-state area. Responsibilities will include:
Must have excellent planning and communication skills.
Oversee assigned reconstruction projects with 100% accountability for the successful completion of construction projects
Take ownership of the role to maintain efficient time management to prioritize workflow.
Meetings with clients - respond to customer inquiries and concerns regarding the reconstruction process via phone, email, and text message in a timely manner.
Facilitate resolution of customer concerns while upholding the companys reputation.
Supervision of sub-contractors, hiring and firing of sub-contractors, bidding work to sub-contractors
Attend client Kick Off and Game Plan meetings to oversee material selections, review budget and production timeline
Ensure long lead time materials are ordered in advance by subcontractor
Prepare client change orders, insurance supplements, sub-contractor agreements and other project related documentation based on scope, pricing, and payment plan as per Owner or Department Manager.
Data entry and electronic communication tasks - Manage, oversee, and make entries into project tracking software to include, but not limited, to client change orders, insurance supplements, sub-contractor invoices and vendor bills.
Set-up new client profiles, projects, and sub-contractor information; Keep all physical and on-line project folders and sub-folders organized.
Send out documents for e-signature, track and follow-up on status to secure all necessary signatures; Ensure all signed files are saved in project folders.
Prepare construction related zoning and building permit applications. Follow-up with town Construction Departments on permit status, fees and schedule inspections.
Close out jobs and schedule subcontractor walk through for quality control.
Recruit sub-contractors to work on insurance related re-construction projects. Obtain all necessary sub-contractor documents for newly vetted sub-contractors. Keep Certificates of Insurance records up-to-date and filed.
Complaint resolution, problem solving, stopping issues from reaching owners
Manage communications between insured, A GRADE, their bank and the insurance carrier
Keep paperwork on jobs up to date, including change orders, supplements and contracts
Approve sub-contractor payments, working with bookkeeper to send invoices to the insured
Assist sales teams as needed meeting potential clients, attending events
Assist estimators as needed including creating floorplans, taking photos, and scope notes, including Docusketch
Contact insurance adjusters throughout the insurance claim process to ensure all information has been submitted for timely payouts to be made.
Other duties as assigned to you by the production manager, office manager or owners
Work after hours and on weekends during Catastrophic events
Create and present reports, attend weekly production meetings
Close available Sales leads when PM duties are complete
Follow all Company Policies and Procedures, and submit applicable reports to Customers, Production Manager, Accounting and/or Leadership Team
You will need:
Professional demeanor
Experience with interior and exterior building envelope construction and building code
Working knowledge of MS Office (Outlook, Word, Excel)
Computer proficient (laptop/cell/cloud software) and ability to use BuilderTrend (will train) or other proprietary scheduling software for daily progress and photo logs
Knowledge of Xactimate Estimating Software and/or GANTT Production Schedules a plus
Critical thinking with proactive problem-solving skills. Proven ability to multi-task and thrive in a fast-paced environment to handle multiple tasks and assignments at the same time.
Ability to work independently and cohesively as part of a team, and open to accepting direction when needed.
Driven, resourceful, self-motivated with can-do and positive attitude.
Ability to lift or carry up to 50 lbs.
Ability to climb a ladder
Must be able to pass a background check
Valid NJ drivers license with a clean driving record

90-day probationary period Schedule:
Monday to Friday (start time 8 AM with 1-hour unpaid lunch break)
Emergency & Weekend availability as needed
