The Maintenance Manager reports directly to Asset Manager and manages our W2 and 1099 maintenance staff. Our employees work primarily in tenant occupied units, but also assist with vacant unit rehab projects as needed. The Maintenance Manager is responsible for ensuring that routine and emergency tenant concerns are addressed in a timely fashion with detailed communication throughout.
- Meet with maintenance staff weekly and as needed to coordinate the completion of all open items on the maintenance log.
- Schedule and dispatch team members on a daily basis.
- Follow up on all work orders and timing for their completion.
- Coordinate pest control inspections and collect estimates as needed.
- Maintain mowing and heat-check lists.
- Update AppFolio notes with all maintenance activities.
- Follow up with all tenants to ensure that all work orders are completed to their satisfaction.
- Audit and approve timecards weekly for accuracy.
- Create and post notices that require entry into tenant occupied units.
- Complete Section 8 inspections in occupied units and obtain estimates for completion.
- Ensure all voice messages and email messages are called back / responded to throughout the day.
- Maintain keys and lockbox inventory
