JOB SUMMARY:

North Fork Builders is a Bozeman, Montana based general contractor that specializes in thoughtfully designed and strategically executed residential and commercial buildings. We are seeking a Project Manager to provide leadership and guidance to the construction team and assume overall responsibility for the successful completion of assigned projects. 

LOCATION:

Our main office is in Bozeman, Montana. We have projects throughout the state from Whitefish to Big Timber. Some travel required for site visits and client meetings.

ESSENTIAL FUNCTIONS: 

  • Create & distribute new project proposal to client including accurate takeoffs of the project
  • Create initial schedule and review with Superintendent prior to job start for adjustments
  • Working with superintendent in conducting internal review before presenting bid to the client 
  • Create initial gen. req. budgets and collaborate/review with Super during estimating process
  • Ensure the arch. narrative and/or project specific details are included in the estimate
  • Understands details of owner contract and all subcontracts
  • Leads effective pre-planning efforts to ensure all aspects of project are addressed prior to mobilization 
  • Responsible for communication to clients of schematic pricing, including all contingencies and different phases of the estimating process. 
  • Aggressive buyout as the plans allow
  • Maintains "Lessons Learned" log for issues experienced throughout the project and how issues were resolved. Shares with and makes available to NFB team
  • Manage, schedule and administer OAC calls/meeting
  • Review weekly updates to (Project) Owners. Work with Field Engineer (or PE when FE not assigned to job)
  • Proactively review, monitor and manage project budget. Including, construction costs, change order management and financial projections. Send Monthly budget update and COs to owners
  • Establish and foster positive long-term relationships with clients, architects, owner reps and interior designers 
  • Reviews, negotiates, and manages subcontractor and material contracts
  • Establish and lead weekly team meeting (project schedule, budget, etc.)
  • Weekly communication with field management regarding budget, schedule updates, man-hours, etc. 
  • Travels to jobsites, meetings and client locations as needed in support of employees, clients, project team, etc.
  • Identify all permits required for project. Delegate procurement of permits to appropriate parties (architects, engineers, etc.)
  • Acts as chief problem solver on all project issues in collaboration with field
  • Collaborate with Superintendent in the review and approval of Shop Drawings per Standard Operating Procedures (SOPs) for conformance of applicable trades on projects.
  • Final review of invoices for admin entry
  • Final review of job costs, T&M reports and final pay app prior to sending to clients per SOPs 
  • Establish cadence of OAC Meetings
  • Complete closeout efforts in timely manner, properly archiving project information per company procedure
  • Ensures customer satisfaction and loyalty for future projects
  • Clearly communicate Pre-punch and punch list processes
  • Initiate client mtg. with Service dept. to handle warranty and new added scope of work
  • Coordinating walkthroughs with owners/owners' reps for appropriate subcontractors

OSHA 10 Certified

REQUIREMENTS & SKILLS 

  • BS degree in Construction Management or equivalent OR five years of vertical construction project management experience required
  • Strong in person, phone and email communication skills
  • Time management and organization skills
