JOB SUMMARY :

A Maintenance Services Director is responsible for overall maintenance of facility and maintenance budget and is typically seen as the jack-of-all-trades.

Responsible for preventative maintenance and repairs inside and outside the facility to provide a safe, attractive, and orderly environment for the benefit, use, enjoyment and protection of staff and visitors.

Conducts routine tests and inspections on various facility systems such as the emergency generator, sprinkler systems (outside vendor), door alarm systems etc.

Conducts fire drills monthly. Initiates and updates the fire and disaster preparedness plans. Develops and recommends systems and procedures.

Maintains ultimate safety of the facility and possess expert knowledge of pertinent laws and ordinances.

DUTIES / RESPONSIBILITIES :

First and most important responsibility as a leader is to make those who report to you, and your colleagues BETTER.

Acts as the chief advisor in all matters pertaining to maintenance operations within the assigned facility.

Evaluates maintenance programs for effectiveness and advises the Regional Maintenance Director on recommended means of improvement.

Evaluates and analyzes performance, reports and practices associated with maintenance operations and personnel and provides recommendations to the Regional Maintenance Director for continuous improved efficiencies for the facility.

Performs annual processes and property inspections that encompass all aspects of operational competency, safety, and environmental compliance.

Compiles the data into a report of facts and recommendations for improvement or corrective actions to the Regional Maintenance Director.

Works directly with the Regional Maintenance Director and with the site-level leadership to develop a pool of efficient vendors that may be needed to augment Villa services as required.

Conducts monthly operational calls with the Regional Maintenance Director.

Assists with the development of short and long-term capital budgets to sustain the property / portfolio.

Utilizes and maintains TELS online reporting program according to Villa policy and procedure.

Utilizes and follows the TELS preventive maintenance schedules.

Prioritizes work orders. Participates in repair work such as masonry, carpentry, painting, plumbing, electrical, and HVAC.

Schedules, delegates, or completes work orders.

Monitors work orders for completion on a timely basis.

Keeps accurate records of maintenance performed.

Recommends building equipment improvements.

Performs periodic maintenance checks of building, grounds, facility, and equipment; completes daily rounds with check list.

Keeps a current inventory of maintenance supplies, tools, equipment, and stock.

Responsible for conducting or scheduling of routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system.

Resident Rights

Knows the Resident Rights and helps resident understand and exercise their rights.

Reports resident concerns, complaints, comments to appropriate Administrative personnel.

Maintains confidentiality of all resident information.

Safety

Knows and follows Villa Center Rules.

Demonstrates proper use of equipment. Reports equipment needs or repairs.

Follows facility smoking policy.

Reports and follows appropriate protocol to report any accidents / incidents of residents, staff or visitors to the appropriate Administrative personnel.

Reports any hazardous conditions / equipment.

Understands and follows any Disaster Plans.

Understands and follows infection control standards, policies, and procedures.

HIPAA

Follows and adheres to Villa’s policies and procedures regarding HIPAA compliance.

Ensures integrity and confidentiality of all patient financial data.

Reports all suspected violations of company’s HIPAA policies and procedures to appropriate Administrative personnel.

Responsible, attentive, knowledgeable and provides high quality facility maintenance support.

Must be able to adapt to a flexible work schedule and occasional overnight travel.

Must be available to 24 hours a day on-call emergencies support.

Possess special interest in, and a positive attitude about, working with short and long-term care residents and the elderly.

Be able to effectively communicate with a diverse range of audiences and settings : properly handle emotional situations, manage resources to accomplish resident care objectives, assess operational, staffing, and fiscal needs, analyze complex written documents, and work long and irregular hours.

Possess excellent management skills including the delegation of responsibility to subordinates.

Ability to read, writes, speak, and understand English.

Meets all health requirements, as required by law.

Demonstrate basic computer knowledge and ability with an aptitude to learn company applications. Microsoft Office Suite : Word, Excel, Outlook, PowerPoint.

Perform other duties as assigned and consistent with level of preparation and experience.

EDUCATION and EXPERIENCE :

High School Diploma required. College degree desired.

Previous management experience highly desirable.

Have knowledge of the following trades / skills : electrical, HVAC, plumbing, carpentry, and general building maintenance and five or more years’ experience in building maintenance.

ENVIRONMENTAL AND PHYSICAL REQUIREMENTS :

Walking, reaching, bending, lifting, extended sitting, grasping, fine hand coordination, pushing and pulling, ability to distinguish smells and temperatures, all with or without the aid of mechanical devices is required.

Meet all health requirements as needed.
