Job Title: Construction Assistant (PT)

Department: Construction

Reports to: Area Construction Manager

Status: Part Time / Hourly (3 Months Contract Only, June 3 - August 30)

Job Summary:

The Assistant Construction Manager will learn and assist in all aspects of the new home construction from start to finish. The role starts with assisting Construction Managers on the construction of multiple homes in an assigned subdivision from permit to closing. The location of the assigned subdivision is determined by the Area Construction Manager and Director of Construction and subject to change as needed in the interest of the Company.

Duties/Responsibilities:

• Learn the new home construction business by watching, listening, and asking questions

• Communicate and assist your onsite Construction Manager and Area Construction Manager

• Walk your homes several times daily and write everything down on a notepad

• Contact trades and vendors via email and phone calls

• Maintain a high level of quality and consistency throughout each home

• Ensure homes are built within the time frame allocated and within budget

• Inform Purchasing of all take off errors or material issues

• Watch your expenses and stay at or under budget

• Build excellent and fair relationships with trades and vendors

• Maintain community and jobsite cleanliness at all times.

• Pick up trash in houses/yards as needed

• Sweep houses / wash out garages as needed

• Install and maintain Sold and Available signs on all homes under construction (every day)

• Unlock houses every morning

• Lock houses / turn off lights every evening

• Adhere to and manage Jobsite Safety at all times.

• Attend onsite safety meetings

• Work closely with the on-site new home consultant and communicate often

• Maintain an organized house file for each address

• Attend pre-construction, pre-drywall, and two final walkthrough meetings with your Construction Manager

• Weekly communication with each buyer is required.

• Complete warranty letters in a timely manner

• Build excellent rapport with home buyers and new homeowners.

Required Skills/Abilities:

• Excellent verbal and written communication skills

• Ability to remain flexible and efficient in a fast-paced environment.

• Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays

• Ability to effectively multitask while analyzing and solving problems

• Knowledge of and familiar with operating basic computer systems and programs (i.e. Windows, Adobe, Microsoft Office – Word, Excel, Outlook, etc.)

• Ability to speak Spanish preferred.

Physical Requirements/Working Conditions:

• Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching

• Must be able to lift up to 50 pounds at a time

• Ability to travel the Houston/DFW/San Antonio area is required

• Must be on-call to address delays, emergencies, bad weather, and other issues on a jobsite.
