Job Title: Maintenance Technician
Reports to: On-site Assistant Property Manager
Job Purpose:
The Maintenance Technician is responsible for ensuring the physical integrity and appearance of the multifamily apartment complex. The technician will perform maintenance tasks, repairs, and other duties as assigned to ensure resident satisfaction, and to maintain the property to a high standard.
Key Responsibilities:
- Complete all work orders assigned in a timely manner
- Conduct regular property inspections to identify maintenance needs and potential safety hazards
- Repair and maintain HVAC systems, plumbing, electrical systems, and appliances
- Troubleshoot and repair various issues such as leaks, clogs, and electrical malfunctions
- Install and replace light fixtures, ceiling fans, and other fixtures as needed
- Perform routine maintenance on common areas, including cleaning and repairing floors, walls, and common spaces
- Respond to emergency maintenance requests as needed, including after-hours calls
- Maintain inventory of supplies and equipment, ensuring that all tools and supplies are in good condition
- Maintain accurate records of maintenance work performed
- Perform other duties as assigned by Assistant Property Manager
Skills/Qualifications:
- High school diploma or equivalent
- Technical training in HVAC, plumbing, electrical systems, or related field preferred
- Minimum of two years of experience in maintenance or related field
- Knowledge of building systems and maintenance procedures
- Ability to read and interpret technical manuals and blueprints
- Ability to communicate effectively with residents and staff
- Strong problem-solving skills and ability to prioritize tasks
- Ability to work independently and in a team environment
- Valid driver's license and reliable transportation
Physical Demands:
- Must be able to lift and carry up to 50 pounds
- Must be able to climb stairs and ladders, and work at heights
- Must be able to stand, walk, and bend for extended periods of time
Work Environment:
The Maintenance Technician will work both indoors and outdoors in all weather conditions. The technician may be exposed to hazardous materials and will be required to use personal protective equipment as necessary. The technician will be required to work on-call and may be required to work evenings, weekends, and holidays as needed.

Pay: $20.00 - $24.00 per hour
