Under the direction of the Production Manager along with supportive guidance and shadowing experience with our Superintendents, the Superintendent Intern is responsible for supporting and observing all facets of the homebuilding process.

ESSENTIAL FUNCTIONS:

• Construction Support:
  • Assist in ensuring that homes are built according to plans, specifications, and applicable building codes.
  • Collaborate with the Superintendent to address any challenges during construction.
• Quality Maintenance:
  • Learn about maintaining high-quality standards during construction.
  • Support the Superintendent in ensuring homes remain on schedule and within budget.
• Trade Partner Coordination:
  • Assist the Superintendent in ensuring Trade Partners adhere to scopes of work throughout all construction phases.
• Customer Interaction:
  • Attend customer meetings, including pre-construction, pre-drywall/electrical walk-through, homeowner orientation, and zero-defect inspections.
  • Provide friendly and helpful assistance to homeowners during these interactions.
• Quality Inspections:
  • Assist with quality inspections of finished spec homes and address any necessary maintenance.
  • Collaborate with the team to maintain a high level of craftsmanship.
• Site Management:
  • Keep job sites clean, free of debris, and ready for each Trade Partner.
  • Perform minor cleanup, repairs, and punch list items as needed.
• Best Practices and Procedures:
  • Provide feedback to Purchasing, Warranty, and Drafting Departments to improve plans and eliminate issues.
  • Ensure completion of the Homeowner Orientation list before settlement.
  • Maintain community appearance.
  • Safeguard job sites during inclement weather.
  • Communicate safety concerns to the Superintendent and General Manager.
  • Participate in weekly meetings with the Superintendent to review job status.
  • Attend production meetings.
  • Be part of the Homeowner Emergency On-Call rotation.
  • Assist the Warranty Department as needed.
