Preconstruction Manager needed for a premier Construction company that has been in operation for 30 years in Macon, GA

  • Salary range of $100k-$130k

Job Description:

We are seeking a skilled Preconstruction Manager to join our team and play a key role in the planning and preparation phase of our construction projects. The Preconstruction Manager will be responsible for leading the preconstruction process, including estimating, budgeting, value engineering, and subcontractor procurement. The ideal candidate will have a strong background in construction management, excellent analytical skills, and the ability to collaborate effectively with internal and external stakeholders.

Responsibilities:

  • Project Estimation:
  • Develop accurate cost estimates for construction projects based on project plans, specifications, and site conditions.
  • Conduct thorough quantity takeoffs and pricing analysis to identify project costs and potential cost-saving opportunities.
  • Budgeting and Cost Control:
  • Collaborate with project stakeholders to establish project budgets and cost targets, ensuring alignment with client requirements and financial objectives.
  • Monitor project costs throughout the preconstruction phase, identifying and addressing any variances or potential risks.
  • Value Engineering:
  • Work closely with design teams, architects, and engineers to evaluate alternative materials, methods, and designs to optimize project value and efficiency.
  • Identify and propose value engineering solutions to reduce costs while maintaining project quality and performance.
  • Subcontractor Management:
  • Solicit bids from subcontractors and vendors for various scopes of work, evaluating proposals and negotiating contracts to ensure competitive pricing and quality standards.
  • Establish and maintain relationships with subcontractors and suppliers, managing subcontractor prequalification, selection, and onboarding processes.
  • Risk Assessment and Mitigation:
  • Identify potential risks and uncertainties associated with project scope, schedule, and budget, conducting risk assessments and developing mitigation strategies to minimize project risks.
  • Collaborate with project teams to develop contingency plans and alternate scenarios to address potential challenges and ensure project success.
  • Client Collaboration:
  • Collaborate with clients, architects, and other project stakeholders during the preconstruction phase to establish project goals, objectives, and design criteria.
  • Present preconstruction proposals, cost estimates, and value engineering recommendations to clients, addressing any questions or concerns and soliciting feedback to inform project decisions.

Qualifications
- Strong proficiency in construction management software, project scheduling, project coordination, and overall construction management
- Experience with ProCore, Bluebeam, Primavera, Prolog, Primavera P6, Civil 3D, and HeavyBid is highly preferred
- Ability to read blueprints, understand contracts, manage time effectively, and interpret schematics
- Strong analytical skills to assess project requirements and make informed decisions
- Relevant certifications or training in construction management would be beneficial

Job Type: Full-time

Pay: $100,000.00 - $130,000.00 per year
