The Sales and Business Development is responsible for ensuring occupancy levels and to ensure TLC current residents have the right products and services, identify customer leads, and pitch prospective customers. This position also is responsible to network with organizations and companies in our communities to drive visibility and growth.

Required: 3 years’ experience in Sales or Marketing or related field.

Preferred: AA in Business or related field

• Lead inquiries in a timely manner.
• Provide tours which include showing apartments and amenity areas of the properties.
• Attempt to close the sale by getting all prospective clients to sign a lease.
• Ensure management is informed by submitting activity and results reports regarding current sales efforts.
• Provides motivation to the leasing team to ensure occupancy, leasing, and other goals are met.
• Responsible for ensuring lease up property meets its pre-leasing & occupancy goals.
• Collaborates with executive leadership to develop goals and strategies.
• Acts as company representative at trade association meetings.
• Assist marketing in brand recognition.
• Helps to promote a company's products, messaging, and image.
• Propose and implement new ideas that can improve lead traffic.
• Prepare sales and informational training for business leaders to increase knowledge of brand and increase lead traffic.
• Procuring new business relationships through direct contact, word-of-mouth, and collaboration with the marketing department.
• Attending networking activities to research and connect with prospective business partners and leads.
• Responsible for generating new business through building relationships with business leaders.
• Maintain up to date knowledge of all TLC policies and Standard Operating Procedures to train, assist, and effectively report and document issues as they arise; update SOP as needed.
• Meet with marketing team to work on strategies for newly developed and existing properties.
• Research and implement innovative strategies for achieving high operational performance in the areas of rent growth, resident retention, and service.
