Newport Housing Authority is Hiring an Apartment Groundskeeper (Seasonal) Near Newport, AR

POSITION OVERVIEW

Responsible for maintaining the grounds of multiple Authority's housing developments. Reporting to the Asset Management Director, this position is responsible for maintenance of grounds and landscape, and the general appearance and functionality of their property. Work assignments are received in the form of broad objectives and performance expectations with minimal direction in day-to-day operations. This position is a hands-on working maintenance position that will require the knowledge of operating and maintaining lawn equipment and machinery.

DUTIES AND RESPONSIBILITIES

1. Mows lawns with walking-types or riding mowers.
2. Uses a weed eater, and pulls weeds and maintains flower beds.
3. Uses a blower and manually picks up trash, leaves, limbs, and provides a clean and neat appearance of the grounds.
4. Trims hedges and shrubs, edges around walks, flower beds, buildings and walls using hedge trimmers, clippers, and edging tools to maintain overall appearance of landscape vegetation and grounds.
5. Prunes shrubs and trees using shears and saws.
6. Monitors equipment used and reports any malfunction or other issues.
7. Travel between facilities and work locations.
8. May apply fertilizer, weed killer, and necessary pesticides.
9. Operate company owned truck, trailer and lawn equipment.
11. will complete basic paperwork and calculate materials, time and mileage.

12. Performs other duties and special projects as assigned. May include snow removal, surface salting, and repair of roads, walks, buildings, and mechanical equipment. May clean apartment units, offices, workshop areas, and parking lots by sweeping, washing, mopping and polishing.

13. Maintains grounds by picking up litter, trimming trees, watering grass and plants, sweeping sidewalks and parking lots, mowing and edging lawns, raking up leaves and cultivating shrubs and flower beds.

PERFORMANCE STANDARDS

Performance standards are provided to help facilitate the periodic evaluation of the degree to which the employee meets the requirements of the job. The performance standards below represent examples and are in no way all inclusive. The Authority reserves the right to add or change performance standards through a modification of the position description, a supplemental performance evaluation tool, or written or verbal communication between the employee and their supervisor or the PHA Maintenance Director. Achieving the performance standards in no way guarantees a change in compensation and does not supersede or affect the at-will relationship between the employer and employee. Examples of performance standards for this position include, but are not limited to, the following:

1. Ability to maintain regular, predictable, and punctual attendance.

2. Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.

3. Communicates effectively: conveys facts and information clearly both verbally and orally.

4. The employee's work primarily affects the Authority's grounds and non-dwelling facilities but will not be limited to that. If accomplished properly, work efforts enhance the overall appearance of the developments and the surrounding community.

5. The employee must use goggles, gloves, safety boots, and other safety equipment when required.

MINIMUM EDUCATION, TRAINING AND/OR EXPERIENCE

1. High School graduate or GED desirable

2. Two (1-2) years’ experience in a related field (Preferred, but not required)

PHYSICAL REQUIREMENTS

This position is required to work in less than ideal conditions, including noise, high-traffic areas, rough terrain, and undeveloped areas. The incumbent must have the ability to access all portions of their assigned site during normal operation and during active construction or modernization. The incumbent must access all areas of a property including the attic, basement, or crawl space and must be able to work/inspect in wet, damp, hot, cold, or dusty places. Must be able to work while standing for extended periods of time. Must be able to lift up to 80lbs on occasion. Must be able to push, pull, carry, lift, crouch, and climb. Exposure to all types of weather, including extreme heat and cold. Manual dexterity sufficient to use hand tools and to paint is also a requirement.

SPECIAL REQUIREMENTS

1. Possession of a valid Arkansas driver’s license.

2. Must be bondable.

3. Must pass a criminal background check.

4. Must pass an alcohol and drug test (Authority will pay for testing)

5. Employee must be available for emergency calls after working hours (during the work week and weekends).

Job Types: Full-time, Temporary

Pay: $13.00 - $14.00 per hour

  • Monday to Friday

  • High school or equivalent (Preferred)
