The Commercial Assistant Property Manager will assist the Property Management team in all aspects of property management, and oversight of assigned commercial properties. This position will involve supervision, inspection, coordination, and scheduling of multiple activities daily.

Position requirements: Minimum of 2 years of commercial real estate experience. Work is typically in the Northeast Florida area. Travel within the portfolio of properties is required, but minimal.

Primary responsibilities include overseeing assigned commercial properties and assisting the Property Management team in the following areas:

• Develop and maintain strong relationships with owners, Property Management, Construction and Leasing teams, tenants, and vendors.
• Assists with property oversight by investigating and resolving tenant complaints, enforcing lease terms, property inspections, and following through on completion of work orders.
• Prepares reports by collecting, analyzing, and summarizing data and trends.
• Maintain timely and accurate reporting to management
• Ensure efficient repair schedules and review repair cost estimates and invoices for accuracy.
• Maintains building and related equipment by contracting for maintenance services.
• Assist Property Managers with coordinating work performed by outside vendors.
• Work order, Certificate of insurance, and HVAC preventative Maintenance agreement tracking through our web-based Angus Anywhere system.
• Accounts Receivable – effectively communicating with tenants regarding accounts receivable and tenant account reconciliation.
• Tenant operating expense and account reconciliation.

• After-hours work may be necessary should the need arise.
