J M Property Management is Hiring a Maintenance Tech III Near Sioux, IA

Your primary responsibilities include executing timely and quality Unit Turns, determining the root cause of needed repairs and providing solutions within one visit, as well as completing preventative maintenance in all areas of our apartment communities. This is a critical support role to a team of people dedicated to improving the quality of life and enhancing the communities for the residents we serve.
PRIMARY RESPONSIBILITIES
  • Completes maintenance requests in a timely manner.
  • Provide accurate and thorough documentation daily of all activities and supplied used.
  • Create new work orders when necessary to return to a project for further items.
  • Bring the right tool to the job every day.
  • Maintain accurate records of inventory used at properties.
  • Paint, repair roofs, install or repair windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures.
  • Installation of new equipment such as appliances, etc.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform carpentry work, such as fitting doors, freeing windows, replacing, and building shelves.
  • Communicates all maintenance concerns to manager daily.
  • Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Inspect, operate, and test machinery and equipment to diagnose machine malfunctions and determine how to correct them.
  • Perform seasonal work such as snow removal and yard care. Occasional night and weekend requirements for snow removal may be necessary.
  • Exterior maintenance of the building such as gutter, soffit and siding repair.
  • Keep accurate records regarding preventive maintenance, work orders, apartment rehab, annual inspections, and inventory.
  • Conduct annual unit inspections in building and common areas.
  • Have knowledge regarding water and gas meters, sewer line locations.
  • Make sure storage areas and entrances are locked and adequate lighting in all areas is maintained.
  • Maintain chemical safety requirements and MSDS data sheets.
  • Must be aware and conform to all safety requirements while working on the properties and operating motor vehicles.
MINIMUM REQUIREMENTS
  • Valid driver’s license.
  • Must provide own hand tools.
  • Access to reliable transportation.
  • Available for On-Call Rotation.
  • High school graduate or equivalent.
  • Five years apartment maintenance experience preferred.
KNOWLEDGE, SKILLS AND ABILITIES
  • Special boilers license or willingness to obtain one, if applicable.
  • Experience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry and preventative maintenance preferred.
  • Exemplary time management skills.
  • Ability to self-direct.
  • Willingness to learn and assist above and beyond as part of “the team”.
  • Good interpersonal skills
EDUCATION
  • Post secondary courses in electrical, plumbing and heating or CRMT Certificate preferred
PHYSICAL REQUIREMENTS
  • Ability to push, pull and lift 50 pounds frequently, 100-150 pounds or more occasionally.
  • Ability to demonstrate a full range of motion.
  • Ability to climb a ladder and work above ground.
  • Ability to walk long distances and climb stairs repeatedly.
  • Withstand external weather conditions.
