J M Property Management is Hiring an Apartment Maintenance Tech III Near Sioux, IA

SENIOR MAINTENANCE TECH

The Senior Maintenance Tech is responsible for coordinating the daily task assignments of the Maintenance Techs’ for their assigned Portfolio. The Senior Maintenance Tech will work with the Property Manager to draft the On-Call schedule and assign all MT’s to the projects they are best suited for. This position will partner with and train all new Maintenance Team members for the first 30 days of their employ and ensure they are ready and able to join the On Call rotation after 30 days. In addition to advanced Maintenance Skills, this position requires the ability to lead a team by demonstrating and upholding J&M Property Managements Core Values.

PRIMARY RESPONSIBILITIES

Welcomes all new Maintenance Team members – introduces them to team.
Coordinates with HR to create the training schedule for new Team members.
Partners with new team members to ensure skills meet the job requirements and to provide training to develop new skills.
Partners with new team members to ensure a thorough property orientation and that they have the tools and resources necessary to serve On-Call.
Reviews New MT’s work orders and time cards to ensure they are following prescribed standards.
Contributes to timely and constructive feedback during new Tech’s training period.

MAINTENANCE RESPONSIBILITIES

Accountable for all skills and tasks required of a Maintenance Tech I & II.
Ensures Portfolio work orders and preventative maintenance tasks are assigned, completed, and documented accurately.
Evaluates systems or facilities to determine maintenance or repairs needed.
Inspect, operate, and test machinery and equipment to diagnose machine malfunctions and determine how to correct them.
Assists with departmental budget estimates and costs of specific repair projects.
Performs other related duties as assigned by the Facilities Director.

MINIMUM REQUIREMENTS

Ability to hear clearly to receive instructions written, verbal and over the phone.
Valid Driver’s license and proof of personal liability insurance as well as adherence to company driving policies.
Ability to write or type detailed notes of work performed, supplies used, etc.
Available for On-Call Schedule

HARD SKILLS

Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
Demonstrated problem-solving skills, can identify issues, and determine course of action.

At least ten years’ experience as a maintenance technician

SOFT SKILLS

Exemplary time management skills and the ability to self-direct.
Ability to translate complex repairs into clear and concise set of actions.
A sense of teamwork that values other people’s success as a reflection of their training.

PHYSICAL REQUIREMENTS

Ability to push, pull and lift 50 pounds frequently, 100-150 pounds or more occasionally.
Ability to demonstrate a full range of motion.
Ability to climb a ladder and work above ground.
Ability to walk long distances and climb stairs repeatedly.
Ability to withstand external weather conditions.
