Eureka Multifamily Group is currently seeking a Make Ready Coordinator or Concierge. The ideal candidate is professional, polite, and attentive while also being accurate. They should always be prepared and responsive, willing to meet each challenge directly. They must be comfortable with computers and tracking all resident move outs, conducting move out inspections, creating scope of work estimates, and managing the unit turns with internal and external teams.

ESSENTIAL JOB FUNCTIONS:

  • Track all tenant move outs and conducting move out inspection of unit to assess turn/make ready needs.
  • Create and document detailed move out inspections and develop costs and various labor estimates for make ready repairs and/or upgrades.
  • Seek additional make ready bids/estimates from outside vendors and review bids/estimates/contracts for accuracy and completeness.
  • Assign scope of work for accepted bid/estimates for vendors as necessary. Ensure all steps are taken to leverage negotiated pricing for material and labor with the approved vendor(s).
  • Communicate with both inhouse maintenance and make ready teams as well as outside vendors for scheduling and timely completion on make ready units (unit turns).
  • Schedule all make ready (unit turns) activities with both in house resources and outside vendors efficiently from start to finish. Ensuring work is completed for any necessary items related to flooring, painting, cleaning, etc.
  • Ensure all units are ready for move in including issuing of keys, door locks, gate and garages remotes, etc. for new resident.
  • Manage the Make Ready Board in Indio’s property management software system and ensure timely and accurate input of information for tracking and planning purposes.
  • Review and approve all make ready invoices and submit to accounting for processing.
  • Maintain, develop, and continue to grow Indio’s outside vendor network and partnership to continue to assist internal maintenance teams on providing the best maintenance product and services possible to our clients.
  • Communicate timely any issues or make ready delays to Maintenance Supervisor or Regional Director.
  • Other Duties and Responsibilities assigned by management.

KNOWLEDGE & SKILLS:

  • Ability to communicate effectively with supervisor and residents.
  • Ability and skills to perform maintenance in any or all the following area; electrical, plumbing, appliance repair, carpentry, painting, carpet repair & replacement, roofing.
  • Excellent customer service skills.
  • Good interpersonal skills and the ability to interact effectively with persons of diverse social, cultural and ethnic backgrounds.
  • Ability to effectively work on a team and contribute to team goals.

EDUCATION & EXPERIENCE:

  • High School diploma, GED. Or additional equivalent experience.
  • Associate’s or Bachelor's degree preferred
  • 1 year of experience managing/leading/ coordinator maintenance or service-related teams highly preferred.
  • Valid Driver’s License required.
