About Brunetti Realtors:

Established in 1987, Brunetti Realtors is a small, family owned, real estate company responsible for the rental and management of 35 varied dwellings, primarily 2-4 family apartments, historic homes, mini-farms, garages and offices. These properties are located in St. Louis City & County, Franklin, Warren, and Jefferson Counties in MO, and in Jersey County, IL.

Who we need:

Our company is looking for a friendly, professional, and VERY detail-oriented individual who will be responsible for managing the daily rental operations of our properties. The ideal candidate enjoys working with people and has a wonderful, outgoing personality.

This is a part-time position requiring approx. 25 hrs./wk. This position primarily involves office work, but also requires occasional travel to the properties to perform a few tasks before, during and/or after the property is rented. Primary Responsibilities/Duties:

  • Marketing: attract tenants by advertising and marketing available properties through social media and other outlets, explaining advantages of location and amenities, occasionally showing units to prospective tenants.
  • Tenant Relations: select qualified tenants, prepare rental agreements, collect security deposits and rents, enforce terms of rental agreements, address and resolve tenant complaints, and if necessary, oversee eviction proceedings.
  • Financial Duties & Reporting: Receive, sort, and approve all bills, make timely payments, keep financial AR and AP records on property operations and coordinate all finances with Accountant.
  • Facilities Management: prepare move-in/move-out reports, schedule maintenance and repairs, oversee and schedule the renovation of vacated units, contact appropriate utilities for connection/disconnection, regularly inspect units for maintenance/cleanliness and quickly resolve emergency issues.
  • Outside Suppliers: maintain and update a list of approved, independent subcontractors providing services/products such as appliance repair, roofing, carpet installation, etc. Contract and negotiate with such suppliers.
  • Owner Relations: keep open dialogue with owner, provide daily, weekly and monthly reports to owner on vacancies, tenants, physical condition of properties, efficiencies/shortfalls, and proactively brainstorm on ways to improve occupancy, cash flow and reduce expenses.

What the perfect candidate will posses:

  • Proven work experience as Property Manager and familiarity with property management software.
  • A college degree (BS) is preferred.
  • High level of organization, EXCEPTIONAL attention to detail, and ACCURATE record keeping is a must!
  • Excellent written and verbal communication skills.
  • Licensed real estate Salesperson/Broker a PLUS!
  • Competency in MS Office.
  • Quick Books experience a PLUS!
  • Basic Photography (and related app. skills) for property advertising and marketing.
  • Strong Management skills to keep all vendors, subcontractors and workers on top of their assignments, delivering excellence, and finishing on time.
