Gillespie Property Management is Hiring a Landscaping Manager Near Lansing, MI

Description

The Landscape Manager is responsible for enhancing the external aesthetics of properties through thoughtful landscape design, maintenance, and curb appeal improvements. This role requires a combination of horticultural expertise, design proficiency, and practical skills to create visually appealing outdoor spaces for residents and tenants to enjoy.

RESPONSIBILITIES & PROJECTS

  1. Landscape Design and Planning:
  • Create a vision and plan for superior curb appeal and create processes to ensure each property maintains the vision of Best in Class.
  • Work with each Regional Manager to determine their budget for outdoor spaces.
  • Develop comprehensive landscape plans, including plant selection, layout, hardscape features, and irrigation systems.
  • Ensure designs comply with local regulations and environmental considerations.

2. Plant Selection and Care:

  • Select appropriate plants, shrubs, trees, and flowers based on soil conditions, climate, and aesthetics.
  • Oversee planting, mulching, and ongoing maintenance to ensure optimal growth and health of vegetation.
  • Monitor for pests, diseases, and other potential issues, and implement corrective measures as needed.

3. Hardscape Installation and Maintenance:

  • Install and maintain hardscape elements such as pathways, patios, retaining walls, and water features.
  • Ensure proper drainage systems to prevent erosion and water damage.

4. Curb Appeal Enhancement:

  • Assess existing properties for curb appeal improvement opportunities.
  • Propose and execute projects to enhance exterior aesthetics, including lawn care, trimming, weeding, and decorative elements.

5. Irrigation and Water Management:

  • Design, install, and maintain efficient irrigation systems to ensure proper hydration of plants and lawns.
  • Implement water conservation techniques and educate the team on sustainable practices.

6. Communication and Relationship Building:

  • Establish and maintain strong relationships with the site team, ensuring clear communication of project progress, timelines, and potential challenges.
  • Provide expert advice and recommendations to address property needs and preferences.
  • Build and maintain strong relationships with vendors
  • Contract negotiation for snow plowing/removal, salting, mowing, irrigation, and fertilization/weed management.
  • Communicate seasonal expectations and responsibilities to teammates.

7. Budgeting and Resource Management:

  • Develop and manage project budgets, including procurement of materials and equipment.
  • Optimize resource allocation to maximize project efficiency and profitability.

8. Safety and Compliance:

  • Adhere to safety protocols and industry best practices to ensure a secure working environment for oneself, team members, vendors, and residents.
  • Adhere to REAC inspection requirements regarding extensive and dense vegetation. This includes encroaching on unintended surfaces, such as buildings, gutters, fences/walls, roofs, HVAC units, and obstruction of pathways.
  • Stay updated on local regulations and codes related to landscaping and outdoor improvements.

Requirements

QUALIFICATIONS:

  • Proven experience in landscape design, installation, and maintenance.
  • Strong knowledge of horticulture, plant selection, and care techniques.
  • Proficiency in using landscape design software and basic knowledge of CAD.
  • Excellent communication and interpersonal skills for client interactions.
  • Ability to manage projects efficiently, including budgeting and resource allocation.
  • Dedicated and focused on making improvements and playing a key role in finding solutions.
  • Knowledge of local regulations and environmental considerations related to landscaping.
  • A two-year technical degree related to landscape or turf management is preferred. Strong use of Microsoft Word and Outlook.
