Responsibilities
- Prepares estimates and conceptual estimates for new projects, including scaling of quantities, schedule of items, calculation of quantities, pricing, and preliminaries
- Develops the basis of estimate at a level of detail appropriate to the size and complexity of the project
- Coordinates estimate reviews with the appropriate project team members including but not limited to business development, project management and superintendents
- Evaluates and recommends all allowance categories, including design allowance, construction allowance, escalation, and contingency as required to represent the final budget of the project
- Tracks historical costs with appropriate benchmarking data to support future project estimates and funding requests
- Analyzes quotes and makes comparisons from sub-contractors and suppliers
- Compiles bid tab history information
- Determine project ROM budget at project initiation based on preliminary scope and pre-drawing ideas
- Evaluate feasibility of multiple options in the planning phase on the project
- Provide estimate of costs of varied types of construction methods and projects
- Present results of evaluations and options to client management
- Develops and maintains standard material and labor units
- Actively solicit and encourage sub-contractors and suppliers to price our work competitively
- Obtain confirmation of sub-contractor/supplier quotations
- Liaise with construction staff on estimate anomalies and variances
- At least 3-10 years of overall estimating experience
- Cost Planning and Cost Estimating training and background
- Experience estimating commercial projects ranging from $1,000,000 to $50,000,000
- Knowledgeable in cost engineering and scheduling, with a background interfacing with both
- Experience writing and negotiating subcontractor scopes of work
- Ability to read, interpret, and evaluate drawings and specifications
- Ability to adjust plans and schedule to respond to project conditions
- Strong computer skills including the ability to use estimating software, on screen takeoff software, spreadsheets, bid management and communication tools
- We are seeking a candidate who can provide support for numerous projects and be able to manage estimating for different project cycles simultaneously
- Experience demonstrated with MS Word and MS Excel
- Knowledge of construction sequencing and durations
- Knowledge of applicable building codes and standards
- Knowledge of building systems, including architectural, civil, structural, mechanical, and electrical and ability to read drawings and specifications
- Knowledge of differing site conditions, building conditions, and construction technologies
- Ability to communicate effectively and professionally both verbally and in writing
- Must be Able to Multi-Task and have Excellent Follow-Up Skills both Internally and Externally
- Ability to express thoughts/ideas through written and verbal communication
- Meticulous pre-construction
- A tightly defined process
