Samuel Construction Group is a construction company specializing in high-end residential and light commercial construction. Qualifications:

· Must be highly motivated, ambitions & career minded.

· Must work well in a TEAM setting.

· Must have at least 5 years of experience in residential construction estimating.

· Experience in high end residential remodeling estimating is valuable.

· Experience in light commercial construction is valuable.

· Education beyond high school is valuable.

Job Description/Responsibilities:

  • Estimate and produce schedules for upcoming projects.
  • Conduct site inspections/evaluations during the design and bid phases.
  • Develop final Subcontractor scope of work and buyout subcontracts.
  • Prepare subcontracts and execute; ensuring subcontractors prepare municipality subcontractor affidavits as required.
  • Complete job specific subcontractor list/contact list.
  • Conduct Subcontractor pre-construction meetings to review responsibilities, policies, and expectations.
  • Make Subcontractor aware of schedule along with execution of Subcontract.
  • Order bulk materials. Especially items that need price shopping.
  • Search for new Subcontractors and suppliers.
  • Develop quality control system for projects.
  • Produce requisitions to be reviewed by President and forwarded to Owner.
  • Prepare change orders.
  • Coordinate permitting.
  • Upon receipt of permits, review all permit documents thoroughly for notes/stamps/requirements as noted by the plan reviewer.
  • Coordinate ARC approvals.
  • Coordinate surveyors to stake out house, as applicable.
  • Monitor schedule.
  • Coordinate with subcontractors for progress payments.
  • Review all invoices and Subcontractor releases.
  • Follow up on daily progress with Superintendent.
  • Inform owners with monthly progress reports and photos.
  • Submit color and product submittals to owner, architect, ARC, and/or decorator.
  • Coordinate the design and production of kitchens and baths.
  • Prepare final punchlist.
  • Prepare for C.O.
  • Receive C.O. documents.
  • Produce close-out documents: warranty manuals, O&M’s, and keys.
  • Warranty/Owners Manuals
  • Paint/Material Selection List
  • 2-10 Home Buyers Warranty

· Conduct one-year warranty inspection.

Computer Program Experience:

· Must be proficient in general computer experience and be able to navigate computer files/network.

· Must be proficient in Outlook (email and contacts).

· Must be proficient in Microsoft Word.

· Must be proficient in Microsoft Excel.

· Proficient in Microsoft Project valuable.

· Proficient in Sage 100 Contractor valuable.
