What Will You Do:

  • Prepares annual properties budget and regularly monitors budget throughout the year. Ensures that property operates within set financial guidelines and prepares monthly variance reports and other financial reports when necessary. Ensures all money is collected in a timely manner and maximizes property income and minimize property expenses.
  • Hires appropriate site staff members, develops and performance manages staff members, ensuring everyone works toward meeting property goals and operates within established policies and procedures.
  • Ensures the physical condition of the property, both interior, and exterior is, safe, attractive, and running efficiently at all times. Ensures that property meets inspection guidelines for various agencies.
  • Oversees all require resident paperwork is completed such as all appropriate screenings, background and reference checks, applications, leases, renewal, addendum(s), etc., and other regulatory paperwork is completed and in compliance with appropriate guidelines.
  • Monitors and oversees all contractual services, ensuring the satisfactory quality of service and cost-effectiveness. Solicits new bids when necessary and ensures all contracts are current.
  • Reduces vacancy by fostering and maintaining positive resident relations, resulting in a in satisfactory resident retention rate.
  • Manages that all staff members respond to resident needs and service requests in a prompt, efficient, and courteous manner.
  • Responds appropriately to resident concerns regarding safety, noise, and other matters regarding the community's environment. Monitors resident selection, ensuring that all new residents meet established selection criteria.
  • Manages accurate payroll and ensures that all company approved paid commissions to employees.
  • Develops and Implement successful short- and long-term marketing plans, tenant retention programs, innovative cost effective on-site and off-site marketing strategies, resident referral programs and other initiatives that generate qualified traffic.
  • Ensure that market surveys are being completed on a weekly or as needed basis and adjust all rents, concessions and other charges to maximize income potential.
  • Manage delinquencies and ensure that the company’s collections and eviction policies and procedures are being implemented on a monthly basis.
  • Ensure that all move-ins and move-outs are being completed according to the company’s policies and procedures.
  • Implement company’s policies and procedures in major areas such as maintenance, leasing, inventory management, customer service and after hour’s emergencies to enhance, customer service satisfaction, service request and unit turn efficiency, and overall, all property maintenance and curb appeal.
  • Schedules monthly common area maintenance schedules & programs and inspect all contractor related services such as landscaping, trash removal, security patrols, etc. to ensure that these services are being completed to the company’s satisfaction.
  • Oversees and approves all vendors invoices and submit them to the company’s accounting department in a timely manner confirming that the cost of materials, services or supplies is correct, and considered completed, or received.
  • Manages and reviews all utility invoices to ensure, tenant charge backs are being applied, that there are no inconsistencies or unusual consumptions, and that the invoices are being paid in a timely manner to avoid late fees.
  • Ensures that the office policies and procedures are being adhered to with respect to, cleanliness, organization, inventory management, etc. Ensure that all company equipment is always accounted for and that all maintenance shops, storage areas and golf carts are kept clean and presentable at all times.
  • Develops and implement continuing education programs for all staff with regards to, leasing and marketing, customer service, fair housing practices and property maintenance.
  • Completes, promotes, and participates in all Company sponsored training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
  • Performs other duties as required.

What You Will Bring:

  • 3 years of residential leasing experience required
  • Thorough understanding of property management practices
  • Proven ability to effectively supervise staff and manage property with knowledge of the legal process, including but not limited to 3 days, evictions, collections, and balanced owed letters is preferred.
  • Knowledge of local, state, and federal housing regulations and any housing programs applicable to property
  • Superior skills in leadership, judgement, initiative, discretion, and a quick learner
  • Excellent communication skills, both verbal and written business
  • Ability to read and understand financial/budget reports
  • Proficiency in Microsoft Word and Excel
  • Knowledge of Yardi referred
  • Basic marketing skills
  • BA Degree in Business Management or related field preferred
