The person filling this positionowns responsibility for the “physical plant”.He closely monitors, identifiesand communicates problems in all areas of general maintenance of thebuilding(s), including:HVAC, electricalwork, plumbing, mechanical, flooring, patching, irrigation, painting, lighting,carpentry, other minor building repairs and cleanliness.Makes recommendations, performs maintenanceand repairs, and implements preventive maintenance as established by communityprocedures and guidelines.

Responsibilities

·Maintains a safe,secure and clean environment inside and outside the buildings.

·Supervises trainsand directs maintenance and janitorial staff.

·Sets goals,measures performances, coaches and disciplines maintenance and janitorial staff.

·Monitorsperformance on daily, weekly and monthly, quarterly and annual preventive maintenanceand cleaning checklists.

·Monitors theperformance of service contractors and building repair and maintenancecontractors.

·Manages inventoryof cleaning and maintenance supplies.

·Maintainsavailability and is on-call for emergencies.

·Oversees orparticipates in construction, installation and preventive maintenance ofequipment.

·Observes/correctsmaintenance or repair on equipment.

·Completesmaintenance work orders.

·Performs minor maintenanceand repair in areas of electrical work, plumbing, mechanical, flooring,patching, irrigation, painting, lighting, carpentry, other minor buildingrepairs and cleanliness as long as a permit is not required to conduct the job.

·Follows safetyprocedures and maintains a safe work environment

Compensation is up to $70K DOE.
