Overview:
We are seeking a highly motivated and experienced Property Manager to oversee the operations and management of our site, Sage Place. As a Property Manager, you will be responsible for ensuring the efficient and effective day-to-day operations of our properties, maintaining tenant satisfaction, and maximizing property revenue.
```Duties:```
Supervises personnel including adherence to company policies within state and federal guidelines.
Prepares all property correspondence to regional and corporate offices.
Processes and maintains accurate and current resident files such as current leases, applications, work orders, certifications and recertification's, all verification requirements, as applicable
Adheres to and complies with all policies, procedures, processes and guidelines as stipulated and mandated by government programs rules and regulations, including but not limited to, HUD, Section 42, State Agencies, if applicable
Adheres to and complies with all policies, procedures, processes and guidelines of site
Responsible for all aspects of occupancy, including but not limited to, marketing, screening, verifying and qualifying applicants, processing the move-in activities including lease preparation, execution and collecting all amounts due, completing all aspects of move-out activities, monitor and recommend legal action for non-complying households, timely lease renewal processing, etc.
Directs or completes bookkeeping functions adhering to all appropriate company accounting directives as it pertains to rent collections, bank deposits and daily operational purchases on behalf of the property
Maintain accurate payroll attendance records according to company policies and procedures
Ensures adherence to property budget and prepares explanations for any variations
Reports all accidents and emergency situations immediately to Supervisor and prepares an Incident Report in accordance with company policies and procedures
Continually inspects and records property conditions to assure a high standard of general maintenance, observe resident lease and Resident Guide compliance, and to help determine property improvements
Ensures that all maintenance requirements are handled on a timely basis and fully and satisfactorily addressed in a professional and skilled manner
Resolves resident complaints following company policies and procedures including full adherence to the company process
Solicits quotes for contract services for such items as trash removal, extermination, snow removal, lawn care, etc. and submit for approval
Solicits and secures competitive pricing for all supplies and capital items contract providers for budgeting purchase approval
Prepares purchase requests for all office supplies and equipment of all types to secure pre-approval from supervisor before acquisition
Complies with all company reporting requirements
Responsible for the ongoing collection, posting and timely depositing of all monies owing the property following company policies and procedures
Responsible for 24-hour operation of the property including onsite response to emergency situations requiring Police, Ambulance and/or Fire Department
Insures the property has appropriate personnel coverage for after hours, weekends and holidays
Attend such classes and seminars as the company determines are necessary to qualify for and perform in the position employed
Must possess reliable, insured transportation with a valid driver's license
Must have the ability to work at different locations, as property assignment is subject to change
Must have the ability to travel, as travel may be required
Must have the ability to show up for work on time and on a regular basis
