The role of the Capital Project Manager includes a range of responsibilities related to overseeing the planning, execution, and completion of capital improvement projects in our portfolio, while effectively managing resources, minimizing risks, and meeting stakeholder expectations. 

Requirements

  • Oversee capital improvement projects on properties typically 1 year or more beyond the date of final construction completion. 
  • Work with construction management team to hand off projects from construction to long-term operations.
  • Develop comprehensive project plans, including scope, goals, budget, timelines, and resource requirements in partnership with key stakeholders.
  • Coordinate with internal departments and external vendors to allocate resources, including personnel, equipment, and materials, to support project objectives.
  • Implement quality control measures to ensure that projects meet or exceed established standards and specifications.
  • Oversee vendor management with contractors, suppliers, and other external partners involved in project execution. 
  • Work with PM, AM and Facilities teams to create long term capital needs budgets for each project. 
  • Monitor project timelines and milestones, making adjustments as needed to keep projects on schedule and within budget.
  • Facilitate clear and effective communication among project stakeholders, including team members, senior management, and other relevant parties. 
  • Collaborate with internal and external stakeholders to gather input, address concerns, and foster positive relationships throughout the project lifecycle.
  • Ensure that all projects comply with relevant regulations, permits, and safety standards. Stay informed about industry best practices, emerging technologies, and other developments to continuously improve project management processes and methodologies.
  • Out of state travel required on an as-needed basis.
  • Other duties as assigned.

DESIRED QUALIFICATIONS

Education:

  • Bachelor’s degree preferred
  • High school diploma or GED

Experience:

  • 5 years of industry experience in construction and/or project management. 
  • Experience working on/with multifamily apartment buildings preferred. 

Skills/Abilities:

  • Experience and understanding of ProCore is preferred.
  • Strong interpersonal, oral, and written communication skills.
  • Computer skills: Microsoft Word, Excel, One Note, Outlook, Power Point, and Adobe Acrobat
  • Knowledge of Yardi and other Property Management software strongly preferred.
  • Exceptional communication skills and ability to interact with wide range of people.
  • Must be organized, detail oriented and have good time management skills.
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and company needs.
