Job Summary: As a Part-Time Property Manager for our storage units, you will be responsible for overseeing all aspects of the storage complex operations, including rental activities, resident relations, unit turnover, grounds maintenance, and problem resolution. You will manage the property, and storage units, and ensure compliance with the Fair Housing Act while regularly communicating with the Regional Residential Property Manager and submitting timely reports.

What You'll Do:

  • Manage rental activities and maintain high occupancy rates by performing duties such as preparing and showing units, evaluating applications, preparing leases and renewals, facilitating communication between all parties, and coordinating unit turnovers within three weeks.
  • Manage revenue and collections by assisting in overseeing property expenses and budget with the Regional Residential Manager, collecting rent, preparing security deposit transmittals, following up on past due payments, negotiating late rents, assessing appropriate and timely fees, and authorizing and coordinating eviction services.
  • Ensure resident and customer relations by addressing concerns professionally and promptly, develop and maintain positive resident, property maintenance, and vendor relationships, and provide orientation material for new residents while ensuring after-hours service coverage.
  • Demonstrate strong organizational skills by consistently maintaining daily data entry of tenant, rental, and property information in a rental software program, running monthly reports, following up accordingly, and ensuring accurate records of leases, move-outs, and openings are current.
  • Provide oversight of building and grounds maintenance by identifying and addressing deficiencies in grounds/curb appeal, communicating with Property Maintenance on items needing attention, and ensuring efficient pool operations while addressing issues promptly.

What We're Looking For:

  • High school diploma or GED; additional certifications are a plus.
  • Someone with at least three years of experience in Property Management or a related professional position in the industry. Requires a fundamental understanding of diverse disciplines essential for managing a residential housing facility.
  • Exceptional customer service, negotiation, and diplomacy skills.
  • Highly motivated, service-oriented, and self-starter with the ability to set and achieve goals.
  • Strong leadership skills with superior written and oral communication skills.
  • Demonstrated ability to manage multiple and complex operational matters.
  • Accurately, efficiently, and professionally prioritize and complete multiple tasks on a routine basis.
