ABOUT US:

Schoenfelder Renovations, Inc. is a nationwide commercial property renovator based in the Twin Cities. The success of our business development team requires that we hire an additional EXPERIENCED CONSTRUCTION PROJECT ESTIMATOR. We empower Estimators to increase their earning potential with commissions on completed, profitable renovation projects. SKILL SET:

Estimator must have 3 years of estimating experience and willing to work in the office Mon-Fri. Estimator will produce competitive bids w/organized backup documentation. The end goal is to be awarded the project while maintaining profitability for the entire team. To do this you will:

• Must be very familiar with blueprint reading to determine if anything is missing, utilize the RFI process for clarifications BEFORE assigning costs, “deconstruct” into component parts for detailed, accurate estimates.
• Calculate accurate labor, material and equipment costs for renovation projects using historical rates for labor & materials, integrated w/current material quotes and labor bids.
• Perform take offs w/accurate measurements & counts using Stack and Bluebeam.
• Recruit contractors, new & established, to provide bids by cold call invitations for opportunities in their geographic area and persuasively pursue.
• Coordinate contractor & material bids, review incoming bids for scope & pricing, schedule site visits w/contractors to clarify scope, acquire best pricing, develop presentations.
• Communicate with low bidder for final overview to assure thorough and accurate numbers.
• Manage lists of preferred contractors and suppliers.
• Attend pre-bid meetings, bid walks for hotels, retail, office and multi housing projects nationwide. Assume 10% travel, usually via airplane.
• Writing skills to prepare scope narratives, clarifications, and qualifications.
• Work with sales team to communicate estimate accurately, must provide detailed backup info on how you arrived at the cost estimate.
• Possess strong communication skills; ability to interact effectively with clients, vendors, contractors and employees at all levels of the organization.
• Multi-tasking and prioritizing a must to independently manage multiple bid opportunities simultaneously in a time sensitive environment, while keeping clear records.
• Support the team, be open to constructive criticism/other points of view, possess a positive attitude.
• Perform as a self-starter who takes ownership in your work, excels in time management and organization.

Required Technical Skills: Advanced skills in Microsoft Excel spreadsheets, working knowledge of estimating software such as Bluebeam or Stack. ProCore experience preferred but not required. Skilled in using scales and scientific calculators, mechanical aptitude for understanding construction methods. Knowledgeable in reading blueprints and understanding of specification documents.

Required Math Skills: Work with mathematical concepts such as fractions, percentages, ratios and proportions to practical situations

Required Construction Knowledge of methods, materials, and building codes

Required Experience in construction estimating, skilled trades and actual construction experience preferred but not required.

Use Microsoft 365 efficiently, must use Excel with great proficiency.

Cold calling suppliers, contractors where needed

Provide your own tech equipment such as laptop and smartphone. Monitors, keyboard, mouse, docking station provided by Schoenfelder.

Earning Potential: Year 1=$90K-$125K; Year 2=$90K-$150K

Job Type: Full-time

Pay: $90,000.00 - $125,000.00 per year
