Achieve Renovations is Hiring a Property Manager Near Midland, PA

OverviewAchieve Renovations is currently hiring for a dynamic Property Manager to oversee the financial and operational performance of a multifamily property. The ideal candidate will have a background in property management. The candidate will have a keen eye for detail and a passion for delivering exceptional service to our residents and guests. The role requires a self-starting individual that can follow, build and implement standard operating procedures that continuously improve the performance of the portfolio managed. The main stakeholders will be the property owners, tenants, contractors and internal employees. The Property Manager must see the big picture and properly plan to minimize vacancies and redundant repairs.Responsibilities
  • Maintain positive relationships with residents and address their concerns and requests promptly. Conduct tenant screenings, lease negotiations, and move-in/move-out processes. Enforce lease agreements and property rules and regulations.
  • Oversee maintenance and repairs, coordinating with maintenance staff and contractors as needed. Perform regular property inspections to ensure the safety and cleanliness of common areas, occupancy inspections and unit inspections for move ins/move outs. Develop and execute preventative maintenance plans to preserve property value.
  • Responding and delegating tenant generated work orders. Organizing quarterly inspections and scheduling proactive work orders for in-house crew and sub-contractors to address.
  • Posting notices of eviction and handling of the eviction process.
  • Prepare and manage property budgets, including income and expenses. Collect rent, handle delinquencies, and ensure accurate rent roll reporting. Review and approve invoices and expenses related to property operations. Advertising for rent, process application, background checks, leasing and renewals
  • Develop and implement marketing strategies to attract and retain tenants. Show available units to prospective tenants and assist with the leasing process. Monitor market trends and adjust rental rates as necessary. Ensure compliance with local, state, and federal housing laws and regulations. Maintain records and documentation for property inspections and compliance audits. Stay updated on industry best practices and property management trends.
  • Other duties as assigned.
Education and Knowledge
  • Degree in business, real estate, or related field is preferred.
  • Minimum of 2 years of property management experience, preferably with multi-family properties.
  • Working knowledge of property management software tools like Appfolio
  • Knowledge of construction methods and various trades such as demolition, framing, basic HVAC / Elec /Plumbing, underlayment, drywall hanging, taping and finishing, painting, flooring installation, finish carpentry (trim, case, base, shoe, crown, cabinet installation), window, door and siding installation
  • Proven ability to handle tenant relations and conflict resolution.
  • Financial acumen and budget management skills.
  • Familiarity with local housing laws and regulations.
  • Maintain KPI’s on vacancy, defaults, maintenance work orders.
  • Excellent communication and interpersonal skills.
  • Proficiency with MS Word, MS Excel, MS PowerPoint, Gmail, and other standard programs
  • Solve math problems quickly and accurately.
  • Quality control experience to ensure contractor delivers on scope of work.
  • Able to problem solve and troubleshoot.
  • Self-starter and independent worker with attention to detail
  • Must pass a drug test, hold a valid driver’s license.
