Job Summary:We are seeking a skilled and reliable Condo Building Engineer to oversee the maintenance and operations of our condominium building. This position offers a unique opportunity to live on-site, with a free apartment included as part of the compensation package. The ideal candidate will have a strong background in building maintenance, excellent problem-solving skills, and the ability to manage various technical systems within the property.

Responsibilities:

Maintenance and Repair:

  • Perform routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Conduct regular inspections of common areas, equipment, and building infrastructure to ensure proper operation and safety.
  • Respond promptly to maintenance requests and emergency situations from residents and management.

Building Operations:

  • Monitor and maintain building systems, including boilers, pumps, and ventilation systems, to ensure optimal performance and energy efficiency.
  • Oversee the operation of elevators, fire alarm systems, and security systems, ensuring they are functioning correctly and comply with safety regulations.
  • Coordinate and supervise contractors and vendors performing maintenance or repair work within the building.

Resident Services:

  • Address resident concerns and maintenance requests in a timely and professional manner.
  • Maintain positive relationships with residents, providing excellent customer service and addressing any issues that may arise.

Administrative Duties:

  • Maintain accurate records of maintenance activities, repairs, and inspections.
  • Assist in the preparation of maintenance budgets and manage inventory of maintenance supplies and equipment.
  • Ensure compliance with building codes, safety standards, and regulatory requirements.

Other Responsibilities:

  • Participate in on-call rotation for after-hours emergency maintenance.
  • Assist with snow removal, landscaping, and general upkeep of the property grounds.
  • Attend regular meetings with property management to discuss maintenance issues and updates.

Qualifications:

  • Proven experience as a building engineer, maintenance technician, or similar role.
  • Strong knowledge of HVAC, plumbing, electrical, and mechanical systems.
