Job Description - Project Manager - Commercial Construction

Van Bebber and Associates, Lutz, FL

We are looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. Project Manger will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget. The employee shall have the ability to work independently, possess excellent communication, management, problem-solving, and organizational skills with a strong focus on client satisfaction. The primary duties of this position will revolve around new construction and renovation of commercial buildings in greater Tampa bay area.

Responsibilities

  • Communicate and work with subcontractors, inspectors, architects, and owners to ensure completion of tasks.
  • Establish the project schedule and manage all phases of the construction process and project schedule throughout the course of the project to ensure the project is completed on time and within budget.
  • Perform project buyout from the estimate and write scopes of works for subcontracts accordingly
  • Create and track project material procurement for on time completion
  • Create and submit accurate estimates in a timely manner by reviewing drawings and specifications.
  • Perform and review material takeoffs, solicit subcontractors, procure and analyze bids, and create budgets for new projects.
  • Study project for potential risks and liabilities in project and estimate costs accordingly
  • Work with estimator to review material takeoffs, solicit subcontractors, procure and analyze bids, and create budgets for new projects.

  • Coordinate with owners through the material selection process and identify related costs to guide them to be within established budget.
  • Preparing and submitting change orders requests in a timely manner
  • Coordinate with subcontractors for submittals and RFIs
  • Coordinate with subcontractors to collect their pay apps and assist in compiling owner billing.
  • Effectively plan to prevent problems and resolve any emerging ones.
  • Implement and monitor procedures to protect the health and safety of job site employees, visitors, and the public.

Requirements & Skills

  • Proven working experience in commercial construction management.
  • Advanced knowledge of construction estimating and bid analysis.
  • Thorough knowledge of construction management processes and means and methods.
  • Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards
  • Understanding of all facets of the construction process
  • Experience with quantity take off software programs and compiling bids and proposals.
  • Familiarity with construction management software packages
  • Competent in conflict and crisis management
  • Excellent time and project management skills
  • Ability to work independently and coordinate with field crews
  • Assist various departments with information throughout the duration of the project.
  • Familiarity with quality and health and safety standards
  • Good knowledge of MS Office
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
  • Ability and willingness to utilize BIM/Technical Systems on project for modeling and coordination

Job Type: Full-time

Pay: From $90,000.00 per year
