Nielson Companies are seeking an energetic, motivated individual to join our property management company as a Property Maintenance Technician! In this role, you will address common maintenance issues across multiple properties, performing repairs and installations as well as recommending subcontractors for serious infrastructural projects. You must be able to address a host of common property issues, such as electrical, plumbing, and heating for residential, storage and commercial units. Our ideal candidate has several years of professional experience in property maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise.

Job Responsibilities:

  • Perform routine and scheduled maintenance across multiple properties to include residential, storage and commercial units.
  • Maintains outside of buildings including repairs, painting, rescreening windows, etc.
  • Keeps occupied units in good condition in compliance with all codes to maintain tenant satisfaction and make unoccupied units rent ready in the required timeframe, including the repair and maintenance of appliances; plumbing; electrical and lighting systems; heating and cooling systems; walls and flooring; sprinkler; reframing and hanging doors; troubleshooting telephone lines and cables; removal and disposal; and using carpentry skills as necessary.
  • Knowledge of and the ability to maintain and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment.
  • Perform repairs, installations of fixtures and appliances, and replacement of damaged systems.
  • Diagnose and repair problems with building heat, electricity, and water systems.
  • Locate competitive subcontractors for major projects.
  • Takes care of lawn- including mowing, trimming, seeding, sodding, repairing, and winterizing.
  • Performs snow and ice removal including snow blowing, shoveling, and putting down salt, using a pick to remove ice build-up on sidewalks and walkways, parking lots, roofs, and common spaces.
  • Assist in periodic unit inspections to identify and address short-term repair needs and resident housekeeping and sanitation issues as well as long term capital and replacement needs of the property.
  • Performs small motor repair and maintenance on equipment used in maintaining the buildings and grounds such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools and equipment.
  • Purchases approved supplies such as paint, paintbrushes,-\ locks, pipe, wiring, light bulbs, etc. for maintaining property.
  • Assure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
  • Additional duties as assigned.

Skills and Qualifications:

  • Mechanical skills: The maintenance technician is required to have mechanical skills to handle minor repairs and fixtures
  • Knowledge of electricity: Knowing how electricity works will help the technician to diagnose electrical problems and carry out minor repairs
  • General maintenance skills: With good maintenance skills, the technician will know how things work and how to keep the place organized, as well as how to tackle maintenance tasks in a fast and easy manner
  • Verbal and written communication skills: The property maintenance technician needs to have strong communications skills for effective and professional delivery of information to clients, colleagues, and management
  • Ability to withstand external weather conditions
  • Ability to climb ladder and work above ground
  • Ability to push, pull and lift 50 pounds frequently, 100-150 pounds or more occasionally
