GK Development is Hiring a General Property Manager Near Grand Forks, ND

Description

GK Real Estate is seeking a General Manager that will be responsible for managing, directing, and coordinating operations at the Columbia Mall in Grand Forks, ND.

The General Manager will be accountable for protecting, maintaining, and enhancing the value of the Columbia Mall. This person should have experience in overseeing business operations as well as human resources, finance, and communications. The ideal candidate will be an expert communicator who has a strong ability to delegate responsibility and collaborate with GK’s Corporate Management team. Ultimately, the general manager should be driven by a desire to lead our business to maximum productivity and efficiency.

Key Responsibilities:

  • Overseeing day to day operations for the center, including management of housekeeping, maintenance, and security, as well as third party vendors.
  • Preparing and adhering to the annual budget, managing financial aspects such as accounts payable and receivable, payroll, and control of expenses.
  • Provides recommendations for the maintenance, remodeling, and upgrades to the facility and its components through an ongoing capital investment program.
  • Conduct daily inspections of the property to ensure the highest standards of maintenance and cleanliness are being upheld. Establish and maintain positive relationships with tenants and occupants ensuring that all services and needs are met within the constraints of the tenant leases.
  • Assist with leasing by actively seeking short-term lease opportunities to help achieve objectives for sales and occupancy.
  • Managing tenant construction to ensure all lease requirements for documentation, insurance, and construction timelines are met. Recruit, onboard, and train high-performing employees to ensure that they reach their full potential and become a high-performing team.
  • Establish yourself in the community as a local business leader and assist in the attraction of businesses to the property.

Requirements

· Proven success in a managerial role, preferably in the retail, hospitality, or property management industry.

· The ability to work a flexible schedule based on the needs of the business including opening/closing shifts weekends and holidays.

· A strong decision-making ability.

· Ability to motivate and lead employees and hold them accountable.

· Strong working knowledge of operational procedures

· Financial management skills, including the ability to analyze P&L statements, develop operating budgets, and forecast expenditures.

· Superior communication skills, verbal, and written skills, as well as listening skills

· Excellent organizational skills with the ability to prioritize and delegate workload while resolving issues.

Preferred Skills and Qualifications:

· Bachelor’s degree (or equivalent) in business management or related field

· Ability to understand construction plans and specifications.

· Experience in conducting performance evaluations.

· Working knowledge of human-resources processes.
