Silver Maples of Chelsea has an exciting opportunity for a Director of Facility Operations. This position is responsible for the overall direction and leadership of housekeeping, grounds and maintenance to ensure that all grounds, buildings, apartments, villas and equipment are properly maintained in timely and cost effective manner.
Major Duties & Responsibilities:
1. Hire, orient, and supervise all maintenance, grounds, and housekeeping staff.
2. Develop, implement and update maintenance policies and procedures.
3. Develop, implement and manage long range facilities plan including on-going preventative maintenance programs.
4. Collect, prioritize and assign or fulfill maintenance service requests in a timely, and efficient manner.
5. Identify, purchase and maintain inventory of supplies, equipment and parts for housekeeping, maintenance and grounds.
6. Routinely inspect and monitor the overall condition of the equipment and furnishings of the community. Maintain records and logs of equipment and furnishings.
7. Develop and maintain a list of reliable and management approved service providers for the repair of sophisticated equipment or tasks. Examples would include major plumbing, air conditioning, digital HVAC equipment and/or electrical problems.
8. Prepare draft operation budgets for the housekeeping, grounds and maintenance departments. Manage annual budget.
9. Conduct inspections on apartment homes and complete necessary paperwork for move outs and completion punch lists prior to move in.
10. Work with all residents on a continual basis to maintain high resident satisfaction ratings and see that the needs of the residents are met. Example; attend monthly maintenance meetings with council appointed group, monthly resident group meetings. Assist with resident moves, furniture arrangement, and wall decorations.
11. Conduct ongoing safety inspections, including checking the operational condition of all fire safety equipment.
12. Interact with local health and safety inspectors during inspection surveys or implementing health or safety programs.
13. Maintain/manage surveillance system, keyless entry system, irrigation system, call messaging system.
Requirements
Minimum Qualifications:
1. Bachelor's Degree in Business, Construction Management or other related field preferred; or an equivalent amount of education and experience
2. Construction licenses, builder's license or a contractor's license preferred.
3. 3-5 Years of facility management.
4. Previous supervisory experience.
5. Ability to identify and solve problems.
6. Knowledge of blueprint reading, building and safety codes, boiler operations, HVAC, fire protection systems and general building trades.
7. Demonstrate experience and skills in the use of technology and energy management.
8. Ability to manage projects from conception to completion with a strong emphasis on customer service and relationship building.
9. Demonstrated warm outgoing personality with an interest in working with the senior population.
10. Must possess good written and verbal communication skills in the English language.
11. Knowledge of proper safety techniques.
