Job Description

As the Director of Maintenance Operations, you will be responsible for overseeing all aspects of maintenance activities for our properties. You will play a key role in ensuring that our properties are well-maintained, safe, and in compliance with all regulations. This position reports directly to the property manager of Live Oak and involves working closely with property managers, vendors, tenants and contractors.

Responsibilities

-Oversee the daily operations and management of residential and/or some small commercial properties

-Conduct property inspections as needed to ensure compliance with safety and maintenance standards

-Respond to tenant inquiries, complaints, and maintenance requests in a professional and timely manner

-Coordinate with property managers to address maintenance requests and prioritize work orders based on urgency and impact on tenants.

-Manage relationships with external vendors and contractors, including negotiating contracts, monitoring performance, and resolving issues.

-Evaluate vendor proposals and bids, ensuring that services provided are cost-effective and meet quality standards.

-Follow SOP utilizing Appfolio software system to track work orders, inventory, and maintenance history.

-Develop and maintain preventive maintenance schedules and inspection protocols to identify and address maintenance issues proactively.

-Analyze maintenance metrics and performance indicators to identify opportunities for improvement and cost savings.

-Prepare regular reports and updates for senior management and property owners on maintenance activities, budget status, and performance metrics.

Requirements

- Proven experience as a Property Manager, maintenance supervisor or similar role.

- Excellent communication and interpersonal skills, with the ability to interact effectively with tenants, property managers, vendors, and senior management.

- Knowledge of property maintenance practices and has the ability to help tenants troubleshoot simple issues.

- Proficient in data entry and using Appfolio as instructed to achieve company goals.

- Excellent organizational and multitasking abilities to prioritize issues.

- Strong analytical and problem-solving skills, with the ability to identify issues and implement effective solutions.

- Firm understanding of relevant laws and regulations pertaining to property management in Virginia.
