Job Title:Project Manager - Construction Wage/Hour Status: Exempt

Reports to: Director of Construction & Planning Pay Grade: AP 5 – 226 Days

PRIMARY PURPOSE:

The Project Manager is responsibilities for managing all aspects of capital projects including scope, schedule, and budget. Provides guidance and oversight for design and construction partners to promote the goals of CFBISD. Ensure effective coordination with campus administration and district personnel while reporting to Director of Facility Planning and Construction.

QUALIFICATIONS:

Education/Certification

§ Bachelors from accredited college or 8 years (total) applicable work experience

§ Clear and valid Texas driver’s license.

Preferred Experience:

§ Five years of successful work experience in building design & construction, or related fields

§ Three years of successful supervisory experience, preferred

Special Knowledge/Skills:

o Knowledge of planning and organizing facility construction and maintenance projects and activities

o Knowledge of methods, materials, tools, and terminology used in construction trades

o Knowledge of applicable laws, codes, ordinances, regulations, policies and procedures related to school construction and safety

  • Knowledge of state and federal laws, such as ADA and other statutes pertaining to public facilities

o Skilled in organizing and conducting effective meetings

o Ability to prepare and present complex and technical reports

o Strong verbal and written communications skills

o Ability to use software programs such as Microsoft Project, Excel, and other scheduling packages

o Strong interpersonal skills demonstrating tact, patience, and courtesy

MAJOR RESPONSIBILITIES AND DUTIES:

o Manage and lead construction, reconstruction, alteration, relocation and other capital outlay projects from planning and design through occupancy.

o Attend all project development and progress meetings, regularly scheduled site walks, taking photographs, and documentation

o Plan, organize, and monitor operations of assigned projects ensuring projects comply with established rules and regulations, project drawings, and requirements.

o Oversee and recommend payments to contractors and vendors or outside organizations according to established guidelines and procedures.

o Coordinate with appropriate municipal and other regulatory agencies as required

o Interact with campus and district administration and supervisory staff to report and respond to building project related issues and developments.

o Develop and maintain regular reports on construction and major maintenanceprojects and assist the preparation of all regularly scheduled and requested reports.

o Conduct and or facilitate job-cost-analysis.

o Regularly conduct on-site observations and inspections to monitor progress and quality of individual projects.

o Compile, maintain and file all required reports and maintain organized and accessible system for all reports, records, plans, specifications and other documents.

o Work with appropriate district staff to turn new or renovated facilities over to the end users including support services of maintenance, operations and food services.

o Model core organizational beliefs and values, communicate openly and effectively within and across teams and manage resources to effectively support district goals.

o Implement vertical and horizontal interdepartmental collaboration to integration initiatives supporting customer satisfaction.

o Pursue professional development activities that align with district goals and initiatives and current professional research.

Tools/Equipment Used: Standard office equipment including computer and peripherals

Posture: Frequent standing, kneeling, squatting, bending/stooping, pushing/pulling/ and twisting

Motion: Frequent walking, climbing stairs/ladders/scaffolding, grasping/squeezing, wrist flexion/extension and overhead reaching; frequent driving; requires quick reactions, good balance, and steady hands

Lifting: Occasional lifting and carrying (15 pounds)

Environment: Work outside and inside, on slippery or uneven walking surfaces; may work on rooftops; frequent exposure to extreme hot and cold temperatures, dust, toxic chemicals and materials, noise, vibration, and electrical hazards; work around machinery with moving parts; may work in tight or enclosed spaces; may work alone, irregular, and prolonged hours; frequent district wide travel; frequent working at heights; insulation fibers; ceiling tile fibers.
