Position Title: Drafting Manager

Reports To: Director of PED

Direct Reports: Drafting Team

Objective/Summary: As a key member of our residential building team, the Drafting Manager is responsible for overseeing the production, updates, and enhancement of architectural plans using CAD software to ensure compliance with customer, county, and ARM specifications. This role is pivotal in managing the Drafting team, coordinating with various departments, and facilitating the creation of precise, cost-effective, and structurally sound plans. The ideal candidate will possess strong leadership skills, a deep understanding of architectural drafting, and the ability to effectively communicate and collaborate across multiple departments to achieve project goals.

Areas of Responsibility:

  • Manage Drafting Team:
  • Lead, mentor, and supervise the Drafting team to ensure high-quality output and adherence to project timelines.
  • Client Meetings:
  • Meet with buyers to review plans and discuss structural options, ensuring their requirements are fully understood and integrated into the designs.
  • Data Input and Handoff:
  • Input all structural options into IHMS and ensure a smooth, detailed hand-off to the Design team.
  • Plan Coordination:
  • Ensure plans are fully coordinated with structural calculations, and oversee the sealing and signing of structural drawings.
  • Plan Development:
  • Participate in the development and selection of new plans and elevations, incorporating innovative and practical design elements.
  • Base Plan Creation:
  • Coordinate with the Drafting team to create base plans that streamline the drafting process, effectively showcasing all standard structural options. Develop Master sets of drawings in CAD.
  • Plan Updates:
  • Update base plans to reflect custom features and specification changes, emphasizing value engineering and cost variance reduction.
  • Building Code Interpretation:
  • Stay informed on building code changes and ensure their correct implementation in all plans.
  • Communication of Adjustments:
  • Communicate adjustments in options wording or pricing to accurately reflect plan changes to the Estimating & Custom Options Coordinator.
  • Estimating Assistance:
  • Provide detailed assistance to the estimating team regarding specific materials, trims, fixtures, and construction assemblies, including floor joist, floor sheathing, roof deck layouts, and electrical layouts.
  • Sales Materials Production:
  • Assist with the production of floor plans for sales brochures and websites.
  • Plan Distribution:
  • Facilitate the distribution of plans to appropriate entities for plat engineering, truss engineering, and special engineering as needed.
  • Permit Package Creation:
  • Collaborate with the Construction Coordinator to create comprehensive building permit packages.
  • On-Site Reviews:
  • Conduct on-site framing walks to review new plans and implement value engineering strategies.

Education/Skills Required:

  • Leadership:
  • Demonstrated strong team leadership skills, with the ability to motivate and guide the Drafting team effectively.
  • Plan Reading:
  • Proficient in reading and interpreting plans and blueprints.
  • Software Proficiency:
  • Skilled in using AutoCAD, Excel, and Adobe software.
  • Spatial Relationships:
  • Ability to interpret scale and spatial relationships accurately.
  • Structural Understanding:
  • Comprehensive understanding of structures, framing details, and design load calculations.
  • Cost Analysis:
  • Ability to understand the cost implications of plan changes and structural items.
  • Construction Experience:
  • Prior experience in residential construction, with a solid grasp of the construction process and industry standards.

Work Environment: The Drafting Manager will work primarily in an office environment but may also need to travel to project sites or vendor locations as needed.
