Overview

Felson Companies, a privately held real estate investment company, is seeking an experienced Director of Acquisitions to join our team. With over 70 years of industry experience, Felson Companies specializes in the asset management of conventional multifamily residential properties in supply-constrained locations on the West Coast.

Felson Companies is seeking an energetic real estate professional with proven transaction and analytical skills to lead its new chapter of portfolio growth. The selected candidate will have the opportunity to take their career to the next level in a small team, family office environment.

Scope and Purpose

The Director of Acquisitions is responsible for identifying, evaluating, and executing investment opportunities, while sourcing institutional equity partnerships to capital transactions.

Employment Type

This position is exempt, employment at-will, and full-time.

Reporting

This role reports to the Vice President of Finance.

Duties and Responsibilities

The Director of Acquisitions’ duties include, but are not limited to, the following:

Acquisition Thesis & Investment Strategy

  • Refine Felson Companies’ investment thesis and develop a pitch deck for articulating to investment community
  • Identify target parameters for deal sourcing and capitalization strategy
  • Stay informed about market trends, economic indicators, and industry developments.

Deal Sourcing and Origination

  • Build pipeline of deal flow of real estate investment opportunities aligning with investment strategy
  • Cultivate strong relationships with brokers, investment banks, and institutional partners to source on-market and off-market opportunities.

Due Diligence and Underwriting

  • Conduct thorough due diligence on prospective acquisitions, including financial analysis, market research, and risk assessment.
  • Collaborate with legal, tax, and financial advisors to assess legal and regulatory implications.
  • Develop detailed financial models to evaluate investment feasibility and returns.

Equity Sourcing

  • Build and nurture relationships with institutional capital partners with like-minded acquisition strategies.
  • Present applicable opportunities to capital partners and support their analysis process.
  • Negotiate JV partnership terms.

Negotiation and Execution

  • Lead negotiations with brokers and sellers, ensuring favorable terms and pricing.
  • Coordinate with legal teams to draft and review purchase agreements, joint venture agreements, and other transaction documents.
  • Oversee the closing process, including coordination with title companies, lenders, and other stakeholders.
  • Collaborate with asset management team on business plan for new assets that are added to portfolio.

Qualifications

The following qualifications are necessary for this position:

  • Bachelor’s degree in finance, real estate, or a related field. MBA or MSRE preferred.
  • Minimum of 7-10 years of relevant experience in real estate acquisitions, private equity, or investment banking.
  • Strong network in real estate private equity community.
  • Deep familiarity of market drivers, supply & demand dynamics, and industry trends in the San Francisco Bay Area, Seattle and other Western US markets.
  • Proven track record of successfully closing institutional-grade transactions.
  • Strong financial modeling skills and proficiency in Excel.
  • Excellent negotiation, communication, and relationship-building abilities.
  • Ability to professionally and concisely present acquisition opportunities internally for approval to move forward and to capital partners for investment partnership.
  • Familiarity with legal and regulatory aspects of real estate transactions.
  • Ability to work independently and collaboratively within a family office environment.

Workplace / Travel Requirements

  • Seeking Bay Area-based candidates who are able to work from our Hayward office at least 3 days per week.
  • Periodic travel to Western US markets which may require overnight stays.

Compensation

  • Base salary commensurate with experience in $150,000 - $210,000 range.
  • Performance-based bonuses up to 25% of base salary.
  • Attractive deal-level profit sharing of promotes.
