Position SummaryThe Asset Manager will report directly to the Chief Real Estate Officer (CREO). The Asset Manager will provide support to plan, organize, manage, evaluate, and implement programs to maintain a portfolio of property holdings; to monitor property management and maintenance outcomes. Includes compliance with all regulatory and statutory requirements required of the portfolio.
Responsibilities And Essential Job Functions
  • Monitors financial performance of affordable housing portfolio; develops and monitors capital budgets, reviews periodic financial statements and analyzes performance; recommends and implements operational changes to meet performance objectives; analyzes revenue and expense trends and provides recommendations for adjustments.
  • Coordinates preparation of the annual budgets for properties; reviews and authorizes extraordinary expenditures; gathers and compiles data and prepares reports.
  • In conjunction with property management and maintenance, develops and implements capital plans and monitors on an annual basis; facilitates capital needs assessments; establishes and maintains long term capital budgets; researches and determines need for system upgrades or determining obsolescence of outdated systems; manages capital reserves and identifies when additional funding is necessary to complete necessary capital projects.
  • Submits all requested financial reports to lenders, investors, and regulatory agencies. Works with compliance staff to assure accurate reporting.
  • Participates in and provides information for investor site visits.
The Candidate
  • Demonstrates a working knowledge of housing operational services, management activities and maintenance operations.
  • Knowledge of residential building technology and construction.
  • Working knowledge of pertinent Federal, State, and local laws, codes and regulations; including those governing landlord/tenant relationship.
  • Ability to judge performance of properties and to apply asset management techniques in support of MWHS management objectives.
  • Able to establish and maintain cooperative working relationships with residents/clients, maintenance staff, contractors/vendors, MWHS employees and governmental agency staff.
  • Demonstrates ability to exercise independent judgement; analyze problems; and identify alternative solutions in support of MWHS goals.
Desired Skills And Qualifications
  • Preferred Bachelor's Degree in Business, Finance, or a related field.
  • Three to five years' applicable professional experience in property asset management. OR Any equivalent combination of education and experience that provides evidence that the applicant possesses the required knowledge, skills, and abilities.
  • Direct experience with asset management including an affordable housing portfolio, real estate, tax credits and multi-family housing preferred.
  • Has or is able to obtain within one year of hire a Certified Housing Asset Manager Certification.
Benefits & Salary
  • Hiring range $36.56/hr to $54.68/hr dependent on qualifications and experience.
