Key Responsibilities
- Procurement
- Identify and solicit qualified subcontractors and vendors for project bidding.
- Coordinate bid invitations and maintain organized bid logs.
- Evaluate, negotiate, and recommend subcontractors based on scope, qualifications, and pricing.
- Develop and enforce detailed scopes of work.
- Review Time & Material (T&M) rates and schedules of values for alignment with industry standards.
- Oversee preparation and issuance of subcontracts and purchase orders.
- Coordinate procurement schedules and maintain procurement tracking logs.
- Assist with project estimating and budgeting activities.
- Contract Management
- Monitor and update project budgets and cost forecasts.
- Identify, evaluate, and process change orders while maintaining accurate change order logs.
- Ensure compliance with prime contract requirements and project specifications.
- Coordinate project schedules with field teams and subcontractors.
- Assist in preparation and review of prime contracts.
- Issue contract notices to stakeholders when required.
- Jobsite Execution
- Direct jobsite setup and selection of general requirement vendors.
- Coordinate acquisition of permits, licenses, and utility services.
- Develop site logistics and phasing plans including staging areas and access points.
- Coordinate with inspectors, consultants, subcontractors, and vendors for efficient workflow.
- Review project drawings and specifications to identify constructability issues.
- Provide solutions to technical and operational challenges during construction.
- Lead coordination meetings to ensure project alignment and progress.
- Project Documentation
- Ensure accurate and organized maintenance of project records including:
- Daily reports and photographic documentation
- RFIs and submittals
- Meeting minutes
- As-built drawings
- Inspection and correction logs
- Look-ahead schedules
- Review third-party inspection reports and track required corrections.
- Manage permit documentation and deferred submittals.
- Maintain organized document distribution systems.
- Project Meetings
- Lead weekly internal meetings, Owner-Architect-Contractor (OAC) meetings, and monthly progress meetings.
- Coordinate meetings with utilities, local authorities, subcontractors, and vendors.
- Assign action items and ensure timely follow-up on deliverables.
- Safety & Compliance
- Promote and maintain a safe, organized, and secure jobsite environment.
- Review safety reports and ensure corrective actions are completed and documented.
- Ensure compliance with OSHA and safety regulations.
- Investigate and report safety incidents, violations, and risks.
- Reporting
- Provide weekly status reports summarizing:

- Team Leadership

Salary : $120,000 - $170,000
