Position Summary:
As a Facilities Manager, you are responsible for the long-term operational health, safety, and performance of building systems, infrastructure, and physical assets across assigned properties. You oversee facilities planning, asset preservation, preventative maintenance programming, capital needs forecasting, vendor relationships, and compliance with safety and regulatory standards. You support workplace environments that are efficient, safe, compliant, and aligned with organizational strategy. Your leadership ensures facilities budgets, resources, and maintenance operations support both property-level and organizational goals.
Supervisory Responsibilties:
· Lead and support Maintenance technicians and external service providers across properties
· Define work standards, priorities, and schedules for facility operations and systems maintenance
· Conduct performance check-ins, evaluations, guide development, and assist in corrective measures when needed
· Oversee external vendors, ensuring contract performance, competitive pricing, and accountability to service level agreements
· Coordinate with Property Managers and leadership to align workforce planning, staffing, and training needs
Duties/Responsbilities:
· Develop and manage preventative maintenance programs for building systems, equipment, and common-area infrastructure
· Oversee multi-year capital improvement planning, including asset replacement forecasting (HVAC, roofing, mechanical systems, plumbing infrastructure, etc.)
· Conduct facility inspections, identify risk areas, and implement corrective plans to address deficiencies
· Ensure compliance with safety standards, life-safety policies, environmental regulations, and inspection requirements
· Lead vendor qualification, contract negotiation, bid review, and vendor onboarding
· Monitor and manage facilities budgets including labor, contracted work, preventive maintenance, equipment replacement, and supplies
· Analyze facility cost drivers and recommend cost-efficient sourcing and lifecycle investments
· Oversee procurement for equipment, materials, and capital repairs, ensuring accuracy and cost-control
· Ensure facility operations remain compliant with local, state, federal, and housing authority guidelines
· Build and maintain facility documentation, including preventative maintenance records, warranty logs, asset inventories, and safety compliance documentation
· Evaluate facility performance metrics and adjust operational models or vendor approaches based on performance trends
· Support emergency response procedures including water damage mitigation, building system outages, and disaster readiness
· Lead safety training initiatives and enforce adherence to established safety procedures
· Communicate facility priorities and project schedules clearly to regional and property-level stakeholders
· Collaborate with Accounting and Holdings teams to align facility needs with financial planning, property goals, and staffing levels
· All other duties as assigned
Required Skills/Abilities:
· Strong knowledge of facility systems including HVAC, mechanical, plumbing infrastructure, roofing, access security systems, fire/life safety systems, and building envelopes
· Ability to develop and implement preventative maintenance programs
· Strong vendor management and contract negotiation skills
· Strategic budgeting and capital planning capabilities
· Ability to interpret compliance requirements and inspection regulatory expectations
· Strong organizational skills with ability to manage multiple locations, employees and initiatives simultaneously
· Strong communication and stakeholder-management abilities
· Skilled in evaluating asset conditions and lifecycle risk
· Proficiency in digital maintenance systems (Upkeep or similar) and facilities tracking tools
Education and Experience:
· Associate or Bachelor’s degree preferred; equivalent experience considered
· 5 years of facilities, property operations, building systems, or maintenance management experience required
· Prior supervisory experience required
· Experience with vendor contract oversight, safety compliance, budgeting, and capital planning required
· Technical certifications (electrical, HVAC, building operations, OSHA compliance, etc.) are advantageous
Physical Requirements:
· Ability to walk building grounds, stairwells, rooftops, mechanical spaces, and exterior property areas. Reasonable accommodation may be made to enable individuals with disabilities to perform these functions.
· Ability to lift up to 50 lbs. on occasion
· Ability to work indoors or outdoors in various conditions depending on inspection needs
· Must be capable of responding to urgent facility situations such as system failures or safety-related issues

Job Type: Full-time
Pay: $80,000.00 - $100,000.00 per year
