Position Summary
The Regional Property Manager oversees the day-to-day operations of a portfolio of properties within a designated geographic area, ensuring tenant satisfaction, maintenance efficiency, leasing success, and marketing effectiveness. This role is responsible for maximizing the profitability and optimal performance of each property while adhering to all relevant laws and regulations. It involves leading a team of on-site property managers and requires strong leadership, business acumen, and a deep understanding of the rental market.

Key Responsibilities
• This role is on call at all times and must be reachable to address urgent property issues as they arise
• Monitor and analyze the performance of each property within the region, including revenue, expenses, and occupancy rates, to identify areas for improvement and ensure financial goals are met.
• Address escalated tenant concerns, enforced lease agreements, and implement strategies to enhance tenant satisfaction and retention.
• Oversee leasing strategies, marketing campaigns, and tenant acquisition efforts to maintain optimal occupancy rates and competitive rental pricing.
• Coordinate and prioritize escalated maintenance issues, repairs, and capital improvements to uphold property standards and asset longevity.
• Lead, mentor, and develop a team of on-site property managers, leasing agents, and maintenance staff, fostering ongoing training and professional growth.
• Assist in the creation and enforcement of Standard Operating Procedures (SOPs) for property operations, leasing, maintenance, and customer service.
• Hold team members accountable for performance expectations and key metrics, ensuring operational excellence and high-quality service delivery.
• Stay informed about local market trends, competitor activity, and rental rates to make informed business decisions and keep properties competitive.
• Ensure all properties comply with local, state, and federal laws, as well as company policies, regarding tenant screening, lease agreements, fair housing, and property maintenance.
• Implement risk mitigation strategies and oversee emergency preparedness and crisis resolution plans.
• Leverage property management software, automation tools, and process improvements to enhance operational efficiency and data accuracy.
• Prepare and present reports on property performance, occupancy rates, and key metrics for stakeholders.
Physical Requirements
• Ability to travel regularly between properties within the assigned region.
• Ability to work in a fast-paced office environment and manage high phone/email volume.
• Willingness to work non-traditional hours, including on-call, weekends, and after hours.
• Ability to walk the property on a regular basis, including stairs and hallways.
• Ability to walk, stand, sit, stoop, kneel, and climb stairs.
• Ability to work indoors and outdoors under varying weather conditions based on business need.
• Ability to sit at a desk and behind a computer for an extended period.
• Ability to work on short notice based on business need.
• Frequent use of hands and fingers for typing, handling objects, tools, or controls; reaching with hands and arms.
• Specific vision abilities required by this position include close vision, distance vision, peripheral vision, and the ability to adjust focus.
