Summary:
Searches public records and examines documents to determine record status of property title and type commitments in accordance with company examining procedures and established policies on loans, low liability lots and blocks transactions.
Essential Duties and Responsibilities include the following. Other duties may be assigned:
- Performs searches of real property
- Examines records such as deeds of trust, liens, judgments, easements, and plat and map books to determine ownership, encumbrances and verifies legal description of property.
- Analyzes chain of title and prepares preliminary reports outlining matters affecting title and actions required to clear title
- Upload all necessary search and support documents to title software application
- Performs date downs or updates as requested
- Clear statements of identity sent from branch offices
Supervisory Responsibilities:
No supervisory responsibilities in this position.
Competency Standards:
- Superior reading skills with the ability to interpret documents and procedure manuals
- Ability to be proactive to problem solving and consult with title staff to resolve discrepancies
- Knowledge of title insurance products – basic understanding of the coverage afforded by different products, and can identify extra hazardous risks and refers same to designated management
- Ability to demonstrate understanding of title applications and software as it relates to title processes and policies
- Maintain filing system for recording conformation and fees
- Knowledge of Microsoft Office Suite
Education and/or Experience:
High School Diploma or General Education Degree (GED); or one to year related experience; or equivalent combination of education and experience.
